A spacious 12 x12 room in my quiet single-family home nestled in a safe neighborhood is available for rent. This home has been recently remodeled with brand new appliances (including a gas stove - FOODIE ALERT). You may make your living space (unfurnished as seen in the pics) however you want (as long as you do not cause damage to the house). The house is centrally and conveniently located:

• 5 to 10 to Walmart Super Center, Augusta Mall, Augusta Technical College, or the airport
• 10 to 15 to Ft Gordon, Doctor Hospital, Downtown, or Augusta Exchange

The rent includes: utilities, Wi-Fi, the access and use of the common areas (such as the bathrooms, laundry, and kitchen), and off street parking! Damages and cleaning will be deducted from the security and pet deposits in the event that you haven’t repaired the damages caused by you and/or your pet(s). Inspections will be done prior to move-in and upon move-out. Rent is due on the first of each month with a grace period to the 5th. The room is only for ONE person to occupy only and a rental agreement will be signed before move-in.

• monthly rent: $640
• refundable security deposit: $300
• refundable pet deposit: $200
• background check: about $50
• optional room reservation deposit: $100 (applied toward first month’s rent upon moving in; defaulted if not move in by agreed move in date)
• move in cost: first + last month rent + security deposit
• one year lease

Process:

1. You physically check out the room.
2. You put down a reservation deposit.
3. Background check.
4. You sign the rental agreement and pay the move in cost.
5. You move in.
