Room for rent in a house in the Fulton and I-80 area in Arden. The house is a 3 bed 1.5 bath and has a shared living room, a large sunroom, and the third bedroom is currently a shared office/craft area. Your bedroom also has its own entrance to the sunroom. Big backyard, pets okay with a deposit or legal ESA letter (dogs must get along with the two cats who already live here). Rent is ~$1387 + ~$250 for SMUD/PGE/GB wifi (rent includes water/sewer/garbage bills so it changes a little from month to month). House is fully furnished except the room that’s for rent! Rent is free Feb-Apr, you’d only need to pay the security deposit up front ($1000) and prorated utilities. Need proof of income and background check before accepted.

Young professional or student (woman) preferred (but not required) because the person staying in the house is a woman. Couples welcome for a slightly larger share of rent! Lease take over term is a little over a year and a half. The backyard has a smoker and a grill that you’ll have access to as well! LGBT+ and 420 friendly, and guests welcome (within reason) with quiet hours starting at ~8:30pm on weeknights! There are smart home features you’ll have access to, including Google Home, Nest thermostat, smart plugs, and a litter robot if you have a cat (literally the best purchase ever lol). Plenty of street parking and a driveway spot available. There is a garage with some storage space, but I have my dad’s boat parked in there 95% of the time.

I’m a 26 y/o UCD grad who works early mornings at a lab. I’m a friendly extrovert and would love to be able to hang with my new housemate(s)! I loooove plants so the sunroom is very green and lively, as is the backyard. There are two fruit trees, a grapevine, and a bunch of succulents and cacti, you’re welcome to plant more! I do have ADHD so occasionally the common areas will get cluttered, but I try my best to stay on top of everything! The two resident cats are super friendly and always looking for a warm lap lol. I’m an environmentally friendly leftist and would appreciate someone like-minded. No conservatives or anti-vaxxers, and no drama pls!
