Price is for Single Tenants Only. If two occupants, rent and deposit increases to $1,313. Utilities are an additional $150 - $300+ per person depending on usage. I will not respond to anyone who’s listed budget does not cover the base rent as I will assume an extra 300+ for utilities will be way over budget for you.

4 bed, 2 bath house located in beautiful Yorba Linda. Has a large property with a relaxing and spacious open garden.

Private room for rent with a shared bathroom (up to 3 housemates), room size 10x10ft, with a large double sliding door closet and windows that let in plenty of natural light. The room is unfurnished.

Huge kitchen, dining, laundry, and living room are shared common spaces. Private, assigned storage space for each housemate is provided in the kitchen and bathroom areas. The main refrigerator/freezer is shared between (up to) 3 housemates. Live-in landlord has their own fridge and chest freezer (not for tenant use).

Pet policy (as per the lease) - Not allowed “Tenants shall not keep or maintain any animal or pet without the owner’s written permission”

The Live-in landlord has two well-trained, people-friendly dogs (dogs are permitted full use of the house and property, except for tenants’ private rooms)

1 driveway parking available and plenty of street parking (VERY safe area)

House rules include: quiet time after 10 pm, respecting other housemates’ property, communicating effectively about problems/concerns, and keeping all common areas clean and tidy after use (cleaning schedule among housemates is enforced).

Utilities will be split monthly among all housemates including the live-in landlord. Utilities range in price depending on the use of A/C, Heater, Etc. Includes, water/trash/sewer/gas/electricity/internet

Other: LGBTQ+ persons and allies are welcome and encouraged. The multi-level home with stairs is not ADA accessible

The lease is 6 months minimum - lease documents and house rules will be provided upon approval. The homeowner will conduct a credit and background check, the live-in landlord may also request an interview with potential housemates prior to approval.

Current housemates:

1. Live-in landlord - Jess Female (she/her) lives in the downstairs master bedroom/bathroom. She works from home (extended hours) and has office hours listed for tenants to contact her. She also uses and shares common house spaces with tenants. She likes playing video games and playing with her dogs (mentioned above).
2. Housemate - Female (she/her) lives in one of the three bedrooms upstairs. She works varying hours and uses the common house spaces when at home.
