Rent includes use of your own private bathroom , shared kitchen, laundry and other amenities. The furnishings in the room include a queen size bed, closet. Additional furnishings can be negotiated. Wi-Fi is included in the rent. Lease length is one year (negotiable if something shorter is needed). Renter agrees to pay 1st and last month rent upfront and 1/3 utilities (estimated to be about $125).

The preferred renter will be a non-smoker, clean, quiet, and able to live in a home with a large dog. They also must complete and pass a background check including references and or rental history check. I prefer a solo renter (male or female) but I am willing to consider a couple for higher rent and a larger share of the utilities.
