Geneve's room

I am looking to find a roommate to fill one open bedroom in my house (the other one is another renter). I am the homeowner and one of the potential roommates. No pets, please, and only one person due to FC zoning laws.

The house is a 4br, 2.5ba house, about 2200 sq ft, with a good-sized backyard in a quiet neighborhood near Shields & Harmony. No animals allowed due to my allergies, sorry. I use a cleaning service about every two weeks, which is included as part of rent. (Please note everyone will still do their own dishes and keep the common areas tidy). The rental fee is $700/month for a one-year lease for the bedroom (about 11x11, unfurnished), which shares a bathroom with the other renter. Utilities will be in addition to rent, just to keep us all mindful of usage & conservation. Utilities are estimated about $110/month/person, and includes high speed internet (FC Connexion “GIG speed”).
Your shared bathroom has: a toilet, bathtub/shower, and two sinks. The kitchen is updated with relatively new appliances, and includes cookware/dishes you can use. Also, a high efficiency washer and a dryer are onsite and available for use. Basement is unfinished, so that provides some additional storage space, should you need it. The common areas downstairs are furnished, although there may be some space for a few small items if you have any. Plenty of street parking on my cul-de-sac…no frustrating hours spent hunting for a spot! The room is available in August 1, 2023. There can only be three people total in the house due to city zoning laws, so if you are thinking two people for the one room, please don’t contact me to ask that.

No smoking allowed (all kinds, including 420). House has all hardwood floors, and tile/linoleum, so sound carries very easily, and we both like to keep the noise level down overnight (between 11pm-ish and 7am-ish). I am in my late 40s, and I own my own consulting company (5 years). I’m old enough to be focused on work and not partying at my house, but I’m also extroverted. I am very ambitious about my career, and I regularly work about 50 hours a week. I am funny (dry, witty, sarcastic). The other tenant you will share a bathroom with is a 60-year old male who is a substitute teacher and loves to ride bicycles.
