Private Room in a House located in South Austin - 1 year lease, room available now

Hello! We are looking to fill 1 bedroom in my 3-bedroom home. We live right off of Slaughter and Menchaca, right along the strip of bars being coined the “new Rainey Street” (almost walking distance from SABG). We are a 20-minute drive to downtown Austin, 5-minutes away from the nearest HEB, and about 10-minutes from Southpark Meadows. We are about 10-12 minutes from I-35, and 10-12 minutes from Mopac. The neighborhood is really quiet and safe.

Room is available for immediate move-in, with a 1-year lease.

The room:

• $800/month, plus 3-way split on utilities + internet. Varies month to month based on season, so higher in the summer, lower in winter. Averages ~ $100-160/month. Upon moving in, you will need first month’s rent and a $400 security deposit.
• Private room, shared bathroom with the other roommate. Bathroom cleaning duties to be split between the two of you, on a schedule that you can talk out with each other. We just remodeled the bathroom, so there is a bathroom fan with a bluetooth speaker built-in, and a deep tub
• Room size: 9.5’x11’. On the smaller size, but fits a desk, a queen-size bed, and a bookcase very comfortably (see first picture of how the room is laid out)

A little about our home and us:

It is a 1600 sq. ft home occupied by me, my partner of 8 years (we share a room), our current roommate, and our furbabies. We have a pretty large backyard, and a big park down the street that has a forested area you can take walks or bike in, which links up to Bauerle Ranch park. The house is all furnished, so the only furniture you’d need is for your room. The nice thing about living with us is that I am the home owner, so any issues you have will be fixed right away, or as soon as someone I can pay can come by to fix it.

• Me: 29F, I work remotely at a tech job (8-5) and work bartending/catering gigs on some weeknights and weekends.
• My partner: 30M, works at a distillery during the week (8-5), and works bartending/catering gigs with me on weekends
• Roommate #1: 30M, works as a firefighter, works 24 hours on, 48 hours off
• Cat: Mr. Kitty, he is 18lbs of soft, cuddly goodness. He sleeps, eats, and will occasionally cuddle. He is very chill, and will want to be with humans if they are in the house.
• Dog: Stella is our 60-something-lb Aussie shepherd/Heeler mix. She is very smart, sweet, and protective. She loves her stuffed animals, going outside and getting pets. Her favorite food is anything; she cleans our kitchen better than our Roomba.

We all usually sleep/keep quiet hours starting around 10pm because we usually wake up between 7am-9am.

We all hang out together and have a pretty communal feel to our house. We like to cook a lot and eat with our roommates, so we are looking for someone who’d fit into our semi-communal way of living.

Our ideal roommate:

• Has no pets.
• Cleans up after themselves.
• Pays rent on time

We will be doing vibe check/roommate interviews so we can make sure that we can vibe and are a good fit, since we are looking for someone to fit into our home. If the ad is up, the room is available.
