House is approx. 6200 sqft. 5 bedrooms + 4 bathrooms, Located on a 5-acre horse lot in Gilbert near Ocotillo and Val-vista. Outside parking is available. The available room is as listed below: 450 sq ft. Two closets.
Mini split Zoned AC and heat, you control. All Utilities included. Utilities include: Basic Internet, water, electrical, garbage. Long-term 1 year lease commitment. 60-day notice before you leave in writing. Room is available for viewing.  Living Conditions: • Single Renter per room  • No Smoking (including 420), no vaping. • No Alcohol Abuse (you can drink just not abuse) • No illegal Substances • No Pets (I already have a cat) • Must honor and respect quiet hours that are from 10 pm - 10 am every day of the week • Must be CLEAN in common areas + private quarters • Must treat the home as your own, with integrity and respect • One unfurnished bedroom • You’ll have access to all needed kitchenware, coffee maker, in-house washer and dryer, dishwasher, Frig. and freezer and private driveway. Small fridge can be set up in your room. Requirements for applicants: • You must have a full-time job and provide proof of employment through pay stubs, a certified job offer, OR proof of college enrollment and financial aid with a qualified guarantor who signs the lease with you. • Applicant must consent to and pay $50 towards a third-party Credit/Background check at the time the rental application is submitted. • Due at the time the lease is signed and prior to move-in date is the first month’s rent. • Plus - a refundable security deposit dependent of room size $300. • Plus - a one-time non-refundable cleaning deposit of $300 (this cleans the room and bathroom after you leave). • Rent is due on or before the 1st of the month (Rent will be prorated if you move in after the 1st. • Total move-in cost is due the day the lease is signed and prior to move-in date.
