Hi! I’m looking to transfer my lease (until Dec. 18th 2023) to someone as soon as Feb. 13th but (hopefully) no later than March 1st, 2023. It’s a 4 bed 3.5 bath house and the room in mention is downstairs and furnished with a bed frame, mattress, desk, and chair. It has a good sized sliding door closet and the room measures about 11’x10’. The private bathroom is in the hallway by the front door and garage door. The rent includes all utilities (within reasonable usage), laundry, and internet. The landlord shares all of her own items for free share in the kitchen and living room. The neighborhood is not far off of the Zinfandel exit of Highway-50 with new developments nearby (ex. Stone Creek Village and the new plaza off Douglas and Sunrise). The neighborhood is small and close knit being right next to a popular park for sports and families to visit. The house has an alarm system that alerts anytime an outside door is opened.

About the roomies

You will be living downstairs by yourself with a private bathroom, the landlord occupies the primary bedroom upstairs and comes between her other house in another state from time to time, and two other roomates who share their bathroom upstairs as well. One upstairs room will be unoccupied by the time of your move-in so I cannot speak for that roomate, but the other current tenant is chill and often out of the house. The laundry room is upstairs. The garage is currently filled by a current tenant’s car but the neighborhood is very safe and new with plenty of on street parking.

Personally, I’m moving out for external reasons and did not anticipate needing to leave my lease so soon like this. I do not have issues with the home or neighborhood.
