12’ x 12’ room with closet, one window and private bathroom access, which can be either furnished or unfurnished. The house is 2,300 sf, with common areas that include living room, television room, dining room, office with space for desk, laundry room and kitchen. The roomie is allowed usage of the sink, dishwasher, stove, range, toaster, dishes, utensils, pots and pans, and microwave. There is driveway parking. The room rental includes common areas, kitchen, office and laundry privileges, with refrigerator/freezer and pantry space. The house is air conditioned and is highly energy efficient. Gigabyte Wi-Fi and cable television is available. The room rental does not include utilities, which the roommate will be required to pay 1/2 utilities that includes: water, sewer, electricity, gas and recycles/rubbish and cable with internet/Wi-Fi if needed. 1/2 of utility cost can fluctuate between $70.00 and $155.00 a month depending on household usage and season and this cost does not include cable television and Wi-Fi. Limited storage is available for room renter, so off-site storage can be acquired by roomie nearby. The house is located within a mile of three grocery stores, a home improvement store and numerous eateries and services. The location includes private streets and a quiet neighborhood, with plenty of pedestrian friendly walking. Also, the house is located on a golf course, less than a quarter of a mile from the clubhouse and the clubhouse restaurant/bar. The house has a covered and uncovered patio that overlooks the golf course, and the house has panoramic views of the golf course. The house is a single-story home which is accommodating to roomies that have trouble with stairs or who need wheelchair access (portable ramp can be added). Guest approval is required. The homeowner will be the other roomie.

Roomies should be professional or retired, between the ages of 50 and 70, give or take a couple of years. A roomie can be male or female. If a roomie smokes or vapes, they should never do the same anywhere inside the house…ever. Roomies will be expected to maintain the room and bathroom clean and are expected to share cleaning responsibilities in common areas…to prevent the hiring costs of a cleaning service. Smoking or vaping is discouraged anywhere but outside on the uncovered patio. A roomie that has an occasional vape, cigar or blunt outside is acceptable, but habitual smokers or vapers are not desirable as roomies. Roomies should be willing to pass a quick background check and be able to prove they have either a monthly income or continual income benefits. Roomies who like to openly talk religion or politics are highly undesirable. Roomies are allowed one indoor only cat. A small lapdog, meh?
