I’m looking for a roommate to share a beautiful 1400 sqft single floor house with. The house has 3 bedrooms, 2 full bathrooms, a large kitchen area with walk-in pantry, gas fireplace with ceramic logs and easy lighting, a large backyard with covered patio, and an attached 2-car garage. The place also has high-speed internet and secure wifi network access throughout the house, central AC/Heating, a refrigerator, dishwasher, microwave, gas stove, energy efficient top load washer and front load drier, and a large OLED TV including sound system with Disney+ (I can add a profile for you).

The place is located in a quiet neighborhood between McKinney and Prosper yet within a 5-15 minute drive you have access to several food options, shopping outlets, gyms, and parks including:

1. Sprouts, Kroger, 2 Walmart’s, 3 Target’s, and a 99 Ranch Market
2. Several fast food restaurants including Whataburger, Taco Bell, Sonic, Arby’s, Raising Cane’s, Chick-fil-a, McDonald’s, and more
3. Pet supplies at Hollywood Feed, PetSmart, Petco
4. Shopping at the Gates of Prosper (HomeGoods, Kohl’s, Michaels, PetSmart, Bath & Body Works, T.J. Maxx, etc) and Stonebriar Mall
5. Several parks and dog parks (Aviator Park, Bonnie Wenk Park, Gabe Nesbitt Community Park, Frisco Commons Park, Northeast Community Park, and more)

The spare room for a roommate comes unfurnished, has a walk-in closet with some shelving and racks to hang clothes, and a private full bathroom (shower/tub combo) across from the room, both of which are near the living room.

Monthly rent is due on the 1st each month to cover that month and the price includes all utilities (water, electric, gas, trash, and internet); I am open to arranging an agreed monthly rent payment plan to divide the payments depending on when you get your paycheck for your convenience during the agreed lease duration. Groceries and laundry supplies are bought independently, but there is plenty of room in the laundry room, fridge, pantry, and cabinets to keep things separate.

Applicants can have a pet who is potty trained and non-destructive, but your pet(s) will need to be able to get along with my 2 dogs. Both of my dogs are kennel trained, but they are allowed to freely roam the house majority of the time I’m not working and odds are at least one will want to play with you.

I also do ask for an official “quiet hours” between 10pm-7am during the typical work week. I may not know what your schedule is, but I do try to ensure set hours for being able to sleep.

I’m currently living with 2 wonderful rescue dogs and 1 roommate. My current roommate has been here since the start of the year, but she’ll be moving out in the next month or so; She needed something short-term to save money for moving out of state to be closer to family, but is now needing a place with a much lower monthly rent than I can do. So I’m looking for another roommate for a year.

As for me, I work from home, mostly cook my meals, watch movies, play video games, go workout 2-3 times a week, and of course play with and do training with my dogs. I have a pretty regular schedule and do my own thing with generally no guests and no overnight guests. During the work week I’m normally getting myself and my pups ready for bed between 9-10pm.

My pups are a 2 year old, 55lb Staffordshire terrier who is the most loving, energetic, and playful pup and a 3 year old, 65lb Australian Shepard who can be nervous of people and other animals at first, but after he quickly warms up he’s super loving.

If you’ve made it this far in reading about the listing, know I do have some room for negotiation on the monthly rent amount (which would still include all utilities). I’ve listed my preferred amount as it’s slightly under half my overall monthly cost, but this can be discussed in private.
