Hello! We are 2 USF students (23F) looking for 2 female housemates to move in. It will be a 1-year lease signed contract starting January 1. We are on the second floor of a 3 story home in the Outer Richmond District (nice, safe neighborhood)

Single bedroom (short curtains in picture) 136 sq ft - $970(rent) + $30(electric) & (utilities included) per month + $970 (one time security deposit paid in full at the signing of lease)

Single bedroom (long curtains in picture) 121 sq ft - $950(rent) + $30(electric) per month & (utilities included) + $950 (one time security deposit paid in full at the signing of lease)

• Does not have a closet
  (Prior Tenants are in the process of moving out and it will be cleaned for move in)

• Rent due every first of the month, landlord charges late fee for every day late
• Looking for kind, quiet (we study a lot), clean, tidy, respectful tenants (preferably students, open to professional workers), responsible (pays rent on time)
• Rental credit check will cost $25 per tenant separately.
• In house washer and dryer included on the ground level
• 3 min walk to laundry mat if preferred option
• About 12 min bus ride to USF and 3 min walk to bus stop.
• Right in between the 31 (at the end of our street) and 38
• Local grocery stores and restaurants walking distance. Starbucks 7 min walk.
• No parking spot; street parking only (limited): street sweeping every 2nd and 4th Tuesday or Thursday depending on what side you’re parked.
• No smoking, heavy drinking, pets, subleasing room, or parties (guests are ok).

Kassandra- I’m a USF nursing student who is now doing morning shifts in a hospital. Since I typically get up at 4 am, I appreciate those who can respect quiet hours because I go to bed at around 9 pm. I’m a really clean person and fairly laid back. I value having a tidy environment so I can think clearly. I would value those who respect one another’s boundaries in a shared area. I like to have a calm home to come home to and a calm environment.

Chloe- Hello! I’m also a USF nursing student, with about a year left in the nursing program. When I’m not at school, I’m usually at the apartment either studying or holed up in my room. I’m pretty easy-going and respect others personal space. Hope to get to know you!
