About the room

Beautiful landscaped house with pool. Private bedroom and bathroom on the lower level. Upstairs is not allowed. USE OF PREMISES The common area will consist of the family room, kitchen, and outside patio and pool. UTILITIES: Landlord shall be responsible for the payment of the following utilities: water, electric, gas, internet, heating fuel or A/C. Any damage incurred due to the tenant (hanging pictures etc…) will be repaired by the tenant. The premises are to be occupied by the above named tenant only. Tenant may not sublet premises. TENANT will pay $200 deposit, along with first month’s rent. First month is a 1 month contract, after 1 month the contract lease is 3 months. LATE FEES: In the event rent is not paid by the 4th day after due date, Tenant agrees to pay a late charge of $ 35.00 daily. If tenant moves out before the end of the ‘paid’ month, the tenant forfeits any balance. TENANT will be responsible for his/her own groceries/alcohol/snacks/food and shall not partake in the Landlords. Landlord will supply tenant with Refrigerator space, storage in kitchen pantry, and storage in the garage. SMOKING: Tenant acknowledges smoking is not allowed inside or outside premises. PET: Tenant acknowledges pets are not allowed at the premises. Except for the one cat that lives here. LAUNDRY: Tenant acknowledges Dryer filter must be cleaned out after EVERY use CLEANING and KITCHEN: Tenant will have full use of the kitchen and is required to keep the kitchen and common area clean at all times. Tenant will also have full use of the washer and dryer and will supply own detergent. Shelving will be provided in the refrigerator and storage space in the kitchen and garage as needed. APPLIANCES: Provided in this rental are: stove, refrigerator, dishwasher, washing machine, dryer, microwave, air conditioners. Repairs will be borne by said Tenants if damage is due to negligence of Tenants. PARKING: Parking will be available in the driveway, depending on the size, or front of the house. Parking will be provided on the east side of the driveway. Tenant will be responsible for all damages incurred if parked in the driveway (leaking oil etc…). Per HOA, no junk cars or inoperative cars allowed. SECURITY: Landlord may check premises once every 3 months, after agreeing with tenant regarding time and day. Tenant will be responsible for home security (locking). ENTRY: Tenant will have access via garage door code or key to front door. There will be a $50 charge if the front door key is lost or needs to be replaced. OVERNIGHT: Tenant may have an overnight guest, no more than twice a week POOL and LANDSCAPING: Landlord is responsible and tenant can use the pool NOTICES: Should tenant decide to vacate the premises, a 14 day written notice to the landlord is required. Should landlord decide to have tenants vacated, a 14 day written notice is required. Landlord agrees to allow premises to be shown at any and all reasonable times for re-rental with respect to tenant.
