This is a fully furnished large bedroom, a private room, just for you with a shared bathroom on the first floor. This is inside my home in Watauga, Texas. I have a three bedroom two bath home. The room comes furnished with a full-size bed, a leather armchair, a pub table with two dining chairs, a kitchen island cart with granite countertop, a microwave, A tall, mini fridge that’s almost 4 feet tall, and a walk-in closet. Pet rent will be a one time $75 fee upfront. You will be responsible for any pet stains…. By this I will charge you for replacing the carpet as I want everybody to be comfortable walking barefoot in this room. You can rent the room for a few weeks or a few months. All bills are paid with your rent. I am a Christian lady in my 40s, my fiancé and I live here in the upstairs part of the home which is reserved for homeowners only, all shared spaces are downstairs.

I have previously rented on Airbnb and I’m trying out this platform. This is a cigarette smoking friendly home. You may NOT smoke cigarettes in your room. You MAY smoke at the kitchen table or outside in the front or backyard. This home is not 420 friendly, this home is also not CBD friendly. Marijuana or other illicit drugs, illegal or legal ….prescription or not are not allowed.

Please do not smoke marijuana outside my home in your car. This is a violation of my house rules, and you will be asked to move out. Alternatively, you’ll be told to mow my lawn and 10 of my neighbors lawns. Just kidding just don’t bring your weed!!!

– House Rules: If you are a Roomie guest and you don’t pay rent your door code will be deleted. Your belongings will be placed at the curb. Rent is due every 30 days. I’m super easy to get along with but THIS is my income source not a free place to stay! I hope you understand! If you prefer to book and pay via airbnb…you can. Candles not allowed. Summertime thermostat settings are set to go no lower than 67° to cool the home. Your bedroom comes with a table fan and a ceiling fan as well! This is a cute 3 bedroom 2 bath home. I live upstairs in the master bedroom, I mostly use my bathroom upstairs. I rent the 2 guestrooms downstairs on Airbnb or Roomie or Furnished Finder. You will share a bathroom downstairs with another airbnb or roomie guest(s)…the bathroom door locks so that you will enjoy privacy. Your bedroom also comes with a key so you may enjoy your privacy! $10 fee for lost key. My adult daughter visits, you may also see my grandchildren here ages 4 and 2. Tons of toys in the living room if you are bringing a child. All my guests have been wonderful and mostly keep to themselves, but feel free to introduce yourself : )

Do not leave the kitchen when you are cooking, even if you are just boiling water, please stay in the kitchen when cooking anything.

Any adults staying in the home under your account but not ID verified by Roomie or AIRbnb, you must submit a picture of their photo ID to me via messaging on Roomie or Airbnb. Additional guests age 2 and up are $5 per day for a daytime visit or overnight.

All pets must be crated if they are not in your lap or arms. Pet stains not acceptable. The carpet in your room is brand spanking new just for Air bnb or Roomie guests! Please be mindful of your pet’s potty time if you bring a pet. Any damage to the carpet by you, your pet, or your guest whether, even if it is accidental, ….for example but not limited to a stain or a tear or the carpet been pulled up and destroyed even in small parts….the carpet company will be called and they will determine if the carpet needs to be re-stretched and can be repaired or if it must be a full replacement, guests will be liable for the full cost of the replacement whether it’s their own damage or their pets, or child’s damage or their other guest’s damage.

For example if a man books the room under his name and chooses the room for four total guests himself, his fiancée, their child, and their pet counting as the fourth guest, and the fiancé’s dog tears the carpet …the man who booked the room is liable for the replacement of the carpet.

Guests are also responsible for taking photographs of any existing damage when they move in and sending any existing damage pictures to me so that they will not be held liable.

Guests have 24 hours to report any damage they caused so that I may photograph it myself and get a timely estimate from a repair person or a timely purchase of a new item for the damaged one so that the room may be ready for the next person who rents the room…. otherwise there will be a $100 fee on top of the cost of the replacement of any damage you cause and do not report the damage within 1 day of occurrence/24 hours.

Always hand wash your dishes in sink on left after cooking. Do not put food particles in sink on right. Leave the shared pots/pans you washed in sink to the right and I will put them away.

Lock front door manually, it does not automatically lock. Lock sliding glass door when finished using back yard. DO NOT fully shut sliding glass door when you are outside….my daughter’s dog Hazel, a blonde German Shepard/Colley mix, who lives here will jump up excited and pull the lock mechanism down and LOCK YOU out. The only way back into the house at that point is for you to jump the fence since the fence is locked from the outside to keep the dog from exiting the fence.

Hazel is very sweet and believes everybody is her best friend and believes everybody loves the sound of her barking.

Bathroom etiquette: After every use please Rinse the tub out and wipe hairs out of tub (not down the drain)—> or the plumber visit will be billed to you. Wipe hairs out of sink, and off of counter. Use the bleach wipes provided in the bathroom, do NOT rinse long hairs down the drain, wipe hairs out of tub and throw bleach wipe away.

Rinse sink and wipe counter with bleach wipe after each use. Do not leave whisker shavings in sink/counter. Wipe after every use with bleach wipes provided.

If I have allowed you to have a pet, You can only take your pet potty in the backyard and you must pick up all poop. Discard poop in a poop bag into the green trash bin in front of garage. Otherwise you need to take your dog for a walk to go potty, please do not let your dog pee or poop in the front yard as I have my grass treated every single month to keep it green.

Hazel loves other pets!! If your pet and my grand-dog do not get along that would be a very sad day, please keep your pet on a leash when exiting your room and take your pet for walks regularly so they don’t pee or poop on the carpet in your room. There is a beautiful garden in the back yard to enjoy, outdoor seating, and a patio deck, there’s also a swingset. If you would like to sit on the swing set that’s totally cool!

Please pick up the dog poop your dog creates. I know this is repetitious and a yucky subject but I just had to mention it sorry yall’!

If you damage anything you must tell me within 24 hours otherwise I will believe you’re hiding this from me…there will be a $100 fee for delay in telling me, in addition to the fee I will charge to replace or repair the item. I’m not trying to be difficult but I have had a guest who damaged the carpet and then did not tell me. I had to find out for myself. Luckily for my future guests it was a tear and separation from the entry and not a stain.

I am a woman in my 40s and my fiancé is in his 50s we both work full-time and we enjoy sharing our guest rooms. We rent our two guest room out on Airbnb….we are trying out this platform!
