FURNISHED room and house for CSM Student, Bus Prof or NREL Intern 10 min bike ride from CSM (bike paths) 5 min to CSM by car 10 min to NREL by car Flex bus pickup/drop-off at house (free to CSM students). Bus will take you to CSM and areas around Golden, including grocery stores.

Lease start date: Move in anytime between August 12-25, 2023. Lease end date: anytime in May 2023 (longer stay possible if desired) Beautiful tri-level home is located at the base of Lookout Mountain and the views are stunning. Walking distance to hiking trails (Apex), Earth Treks (Movement) rock climbing facility/gym/yoga and Red Rocks Amphitheater. Lots of bike trails. Light rail station is a 10 min walk and takes you into Lakewood, Red Rocks Community College, Union Station/downtown Denver. King Soopers, Natural Grocers and Safeway grocery stores, Loaf N Jug and Texaco for gas, various fast- food restaurants (McDonalds, Burger King, Subway, Taco Bell, Sonic, Starbucks)–all very close. There are also two convenience stores and two gas stations within walking distance.

Transportation: If you don’t bike or have a car, you may also call the Flex Ride bus, which will pick you up directly in front of the house and drop you at various CSM locations (free to CSM students). Shared Bathroom: Two tenants will share one bathroom upstairs next to their bedroom. If that bathroom is occupied, there is another bathroom in the finished basement that may be used as a private bathroom. Other tenant is a male CSM student and is super easy to get along with (very respectful and neat).

Room size: 11 ft x 11 ft FURNISHED. The room includes a single bed with a memory foam mattress, all bedding (unless you want to provide your own), a bamboo desk, chair, table lamp, desk lamp, dresser, towels, and small storage unit/nightstand. The closet in this room is really large (the length of the room) and will accommodate a lot of storage. The room has a lot of natural light and room-darkening curtains. Except for your bike, all belongings brought with you must fit into your room (no extra storage space in house). One bike per tenant may be stored in garage. Note that I will not move my furniture out so that you can move your furniture in. This is a furnished rental.

Monthly rent includes:

• full use of kitchen (dishwasher, microwave, electric stove, refrigerator, air fryer, toaster oven) (granite countertops)
• brand new washer/dryer
• cold filtered water from fridge
• Free Netflix in the basement (with comfy reclining chair and couch)
• TV on the main level (local channels only)
• Free street parking in front of home or in driveway
• use of big backyard and privacy with large deck and patio furniture for relaxing or eating outside
• bath towels (if desired)
• bedding (sheets, blanket, two comforters, pillows)
• soap, trash bags, aluminum foil, cling wrap for sandwiches and leftovers, plastic ware, plates, utensils, pots/pans, plastic baggies, paper towels, cleaning supplies including dishwasher detergent and toilet paper–in other words, all shared items (you’ll just need to bring personal items and purchase laundry supplies)

Pets: Two small Shih Tzus live here. They do not shed. They are friendly and rarely bark. No other pets are allowed in the home. Owner will be gone with dogs for most of winter.

Safety: The home has 6 smoke detectors and carbon monoxide detectors on every level. Radon is within normal levels on all levels. No bug problem (many apartments here have a roach or ant problem). Property is also safe from rattlesnakes since it’s in the middle of a subdivision and not on the perimeter near open space.

When you respond, please tell me your preferred move-in date/move-out date. If you’d like, you may speak to the current tenant to get a referral. The new tenant will need to pay 1st and last month’s rent (prorated if necessary) and a security deposit of $1100 prior to moving in. I will also need 3 references. No application fee. Deposit to hold the room is $200 and is nonrefundable, but when you move in it will be applied to first month’s rent.

Owner normally resides in home but is usually busy working in her office. Owner may be gone for most of the winter while you are renting. I try to give my tenants “space” because I like “space” too. I tend to keep to myself but I’m friendly. I don’t care when you come and go and I am easy to get along with.
