About the room

2 bed / 1 bath guest suite that would be entirely yours. This is a spacious (approx. 930 sf) garden level guest suite in my single-family home in Applewood. It’s more like your own nice apartment than a roommate situation except that I live upstairs so we are sharing the same house. Your space is most of the lower level of the house and has its own separate entrance, kitchen, and laundry room. It was remodeled in 2020 with new cabinets, stainless appliances, quartz countertops, paint, flooring, tile, blinds, etc. Unlike some basement or garden level apartments, this is only 5 steps down from the yard so the multiple windows let in much more light and air.

The photographs are from offering it as a short term furnished rental. This is for unfurnished but it could be provided fully furnished as shown in the photographs for additional rent of $200/month. Or we could talk about something in between. All appliances (washer, dryer, refrigerator, gas range, dishwasher) are included regardless. Utilities are shared and the downstairs occupant’s share is $175/month for water, sewer, trash, electric, gas and internet. If you’d rather, I’m also open to the downstairs occupant paying 40% of actual. $175 is based on historical numbers though and seems easier. I do not have cable TV but Comcast is available if you want to purchase it. The unit has hot water baseboard heating from the main house that is supplemented by two dedicated heat pump units for the lower level. As such, you can control your own heating and air conditioning. Additional storage area may be available if needed.

The unit’s separate entrance is accessed by a sidewalk to the right of the house that you can see in the photos. One car can be parked off street in the driveway but prior guests have always parked on the street because street parking is plentiful and you have quicker access to the unit right at the sidewalk. I pay for lawn care but you would be responsible for snow removal on the sidewalk to your unit. The back yard and patio are shared. The blue door at the back of the house is the door to the unit.

Applewood is a great part of town to live in and is on the border between Wheat Ridge and Lakewood. It is convenient to downtown Denver but access to the mountains via I-70 or US 6 is far superior. (I really appreciate that quicker access on ski days or summer mountain weekends.) Every major retailer is convenient and it is an easy drive to Golden, the Highlands, Old Towne Arvada, Bel-Mar, etc. Crown Hill Park, the Clear Creek bike path and the Wheat Ridge Recreation Center are all and easy bike or walk.

Although this is a 2-bedroom suite, it is best suited for a single person or a couple because the second bedroom and closet are relatively small. (I’ve included a floor plan so you can look at the dimensions of the major rooms.) The 2nd bedroom is good if you want a separate office space or for occasional visitors. My preference is to have only one other person living in the house so I’m pricing it much cheaper for one person. If a couple will be living in the unit the rent is $400/month more. The price is for a 12-month minimum term. I will consider a term as short as 3 months but would be a higher rent and would have to be furnished. I have a very friendly 43-pound dog but would rather not have any other pets on the property. That said, I am willing to discuss another well-behaved dog, subject to pet rent and maybe additional deposit. I would want the dogs to meet first too. No smoking or vaping is allowed in the unit. Consuming marijuana outdoors is okay with me but no cigarette smoking is allowed on the property.

About the roomies

Although separate from the main floor, this is still part of a shared house with me (the owner) living upstairs so mutual respect for each other’s privacy and quiet times are expected. I’m a single gay man in my 50’s that’s big into outdoor activities, travel a fair amount, and am relatively quiet at home. Another gay man would be great but I’m open to anyone. I’ve rented short term, furnished in the past and there haven’t been any issues, but it is important that we both feel comfortable sharing the house and we’d have to meet to get acquainted. My home is not a place for any kind of intolerance, righteousness, bigotry, homophobia, anti-vax, or other right-winged ignorance. I’m looking for a good neighbor, not just a tenant.
