LOOKING FOR ONE ROOMMATE TO TAKE OVER MY HALF OF THE LEASE UNTIL MAY 1ST, 2023 (OTHER ROOMMATE WILL BE STAYING): The property is a freshly rennovated and fully furnished 2-bedroom 1-bath townhome conveniently located within 10 minutes of downtown Richmond (Unit includes large couch, large TV, chairs, kitchen table, dresser, desk, and a queen mattress/frame). Unit features a lovely furnished kitchen and living area, with a small fenced-in back patio. The community also has close and immediate access to public transportation, laundry facilities, a tennis court, a childrens playground, and an outdoor swimming pool. Located just outside the city in Henrico, VA, there are a number of nearby gas stations and restaurants immediately available, as well as a Walmart only 5 minutes down the road.

ANY PROSPECTIVE RENTER MUST MEET WITH ME AND THE OTHER ROOMMATE IN PERSON FOR A TOUR OF THE UNIT PRIOR TO SIGNING THE LEASE! NOTE THAT THE APPLICATION FEE FOR THE OFFICE IS $50, AND YOU MUST MEET THE MINIMUM EMPLOYMENT/INCOME REQUIREMENTS OF 3x THE MONTHLY RENT, AND PASS A BACKGROUND/CREDIT CHECK! A SECURITY DEPOSIT OF $364 FOR THE LEASE ITSELF, AND $200 FOR THE GAS/ELECTRIC UTILITY DEPOSITS ($564 TOTAL) IS REQUIRED TO BE PAID UPFRONT TO ME DIRECTLY UPON SIGNING THE LEASE! YOU WILL BE REIMBURSED FOR THIS AMOUNT THROUGH THE OFFICE AND THROUGH THE UTILITY COMPANIES FOLLOWING THE CONCLUSION OF THE LEASE!

A reminder that this listing is for an existing lease for one bedroom in a 2-bedroom, 1-bath townhouse, that is shared with another roommate (this is not technically considered a sublease, because we are merely changing one of the names on an existing lease and not both). The lease runs out on May 1st, 2023

Renter is liable each month for utility payments of:

• Gas (usually $12-20 each) thru Richmond Gas Works
• Water/Sewer (usually $25-30 each) thru the front office
• Electric (depending on the season, $50-90 each) thru Dominion Power
• Renter’s Insurance ($7.25 each) thru the front office
• Wifi (1000mb, $28 each) thru Verizon
• Trash/Office Utility (about $5 each) thru the front office

Other details:

• Unit is non-smoking (back patio available)
• laundry machines are present in the unit
• Weekly outdoor maintenance (mowing, leafblowing, etc) is provided at no cost, as is incidental maintenance by request
• Unit shares 1 marked parking spot, but there are quite a few available blank parking spaces throughout the neighborhood (I’ve always found a spot, no matter how late at night)
• all of the furniture present belongs to myself and the other tenant, which are not to be removed from the unit for any reason!
• If for some reason, the lease needs to be broken again, and you provide an eligible candidate that meets the same requirements you had to for replacement following office approval, you will only be liable for a one time $150 administration fee to remove your name from the lease, and your deposit will be returned.

Note that I am available most often in the afternoon, and would prefer email contact over phone calls. But I will most certainly accept either method!

I will be moving out naturally, but the other roommate staying is a full-time banker who is very easy going, friendly, and quiet. Will mostly only be around to sleep at night or to make meals, and keeps a tidy living space.
