This is a lovely furnished room for rent on the 2nd floor of a 3 bedroom home, however it feels like a 1 bedroom house rental. The owner travels a lot for work and will be gone for months at a time and when home the owner is only there for a few days. FYI, the bathroom is shared when the owner is home. The beauty of this rental is that the renter will have access to the entire fully furnished home which includes the open floor plan kitchen and living room plus a large outdoor space. FYI, the house has 3 bedrooms but only one available for rent.

Lease Terms: Start off Month to Month, however would like someone long term if interested.

ROOM FOR RENT The bedroom is fully furnished with a double bed, smart TV, desk, side table, lamp, 3 tier accent table, 5 hook rack, ceiling fan w/ light, 3 drawer plastic storage and 4 shelf rack in closet.

OPEN FLOOR PLAN LIVING AREA The renter will have access to the full main floor which includes a kitchen and living room. The kitchen is stocked with a Keurig, glass kettle, toaster, crockpot, microwave, 4 burner stove, farm sink, dishwasher, refrigerator, pots and pans, plates and utensils. The living room has a couch, two adjustable bar stools, movable ottoman, smart tv, desk, 2 stool seating area and bar cart. There are also two folding tables (large and medium) available for use.

LARGE OUTDOOR SPACE The home sits on a corner lot so you will have full use of the front, side and backyard. There is a porch/deck that is covered and has a nice mosaic table with 2 matching chairs great for morning coffee or people watching. The backyard has a rectangular paver section with a fire pit available for use plus there are 10 Adirondack chairs and another folding outdoor card table with 2 matching chairs also available for use.

WASHER & DRYER The washer and dryer are located in the partially unfinished basement which is only to be used for this purpose.

IDEAL TENANT Looking for someone that is clean and will care for the home with the utmost care. Since the owner is gone the majority of the time and the home is fully furnished the owner would like someone who doesn’t have lots of visitors, however when they do make sure their visitors take impeccable care of the home as well.

INCLUDED All utilities and Internet are included but cable is at the renters expense. Reminder, there is a smart TV in your room and in the living room as well. The lawn maintenance is handled by a lawn care company every other week (excluding winter). During the winter, it is the renter’s responsibility to shovel any snow (shovel available) since the owner is not home the majority of the time.

Note: Bathroom wall paint is peeling however the bathroom is clean and well kept.

REQUIREMENTS TO RENT

1. Application, includes background check, references and proof of income (i.e., 6 months worth of paystubs)
2. Signed Lease & Deposit = one months rent are due at time lease signing to rent the home.
3. First month rent due 2 days prior to move in.
4. Renter Insurance - Must provide copy of policy 2 days prior to move in.

May consider small dog or cat (ask for details) - Pet fee: $150/month

PERFECT LOCATION: This home is truly in the best possible location where DC, Maryland and Virginia meet. Located at the last Maryland exit on the 495 before crossing into Alexandria, VA on the Woodrow Wilson bridge (great walking path) and first street from DC. Within walking distance or a short drive you have grocery stores (Giants and Safeway), Convenience stores (7 Eleven, CVS & Walgreen), home stores (Target, Marshalls & Ross), Top Golf, movie theater (AMC) and lots of dining options.

HOT SPOTS: - National Harbor: 8 mins from National Harbor, MGM casino & Tanger Outlets. - Washington DC: 5 minutes away, however the National Mall where the US Capitol, Lincoln Memorial and Smithsonian Museums are located approximately 20 minutes away. - Alexandria, Virgina: Approximately 12 minutes away including Old Town - Arlington, VA: Pentagon City Mall and Costco about 20 minutes away - Amazon Headquarters: The new Amazon headquarters being built in Arlington, Virginia is about 17- 25 minutes away depending on the time of day

TRANSPORTATION: There are multiple bus stops nearby, however the closest bus stop is on the street directly behind the home which is approximately a 1 minute walk.
