Applicant requirements: Ethical/moral, Single male (divorced/widowered ok), 40 years or older, Non-smoker (not even outside on the property), no recreational drugs, light drinker only. Must have a minimum of one (1) year’s accumulated rental history. Must have steady full-time job or proof of continual income with two pay stubs with year-to-date Self-employed applicants must bring copies of the past two year’s tax returns. Applicant shall be at the same job or within the same industry for one (1) year or more Must gross two (2) times the rent. Applicant’s job and income must be verifiable. Applicant’s other monthly obligations will be taken into consideration when determining your ability to pay the rent. Applicant shall have good credit with a minimum score of 620. Evictions, collections or judgments on your record will not be acceptable. Applicants with no credit history may be required to have a co-signer. Applicant does not have any criminal convictions for crimes considered harmful to people or property. Applicant must show and provide a copy of driver license or Real ID. No overnight guests. No pets (we have a dog). Applicant personality type must be a good fit for the household.
