The Home: Spacious patio style home (~2050 sqft) with southwest facing porch. Has two master bedrooms, one on each floor. Upgraded kitchen and gas fireplace in the living room. Wood floors throughout except for bathrooms and laundry room. Fenced backyard with covered deck. Home will be fully furnished besides your room.

The Location: Home is on a quite cut de sac. Plenty of street parking. Small private neighborhood with green spaces. 5 - 10 minutes to King Soopers, Target, HomeDepot, Kohl’s and many restaurants. Brighton offers a Rec Center, which you can register for. Their amenities include: weight rooms, cycling studio, basketball & racquetball courts, indoor track and pools.

About the Room (see floor plan picture): The upstairs Master has a walk-in-closet — bigger than mine :D and full bathroom suite. Outside your door is a loft with a built in desk, plenty of light and views of the mountains in the distance. May occasionally come up to catch a view but otherwise you will have the second floor pretty much to yourself. Note your room is unfurnished (despite pictured). Happy to help you source furniture :) CL and FB offer great stuff.

Logistics: • $1000/month (includes trash/recycling & internet since they are fixed expenses) + ½ of utilities (electricity/natural gas since they are variable) • First month’s rent + deposit for a total: $2,000 to be paid to secure the space prior to moving in • Rent is due by the first of each month - no exceptions • 6 - 12 month lease before going month-to-month after that

Other Details: • If the post is still up then the room is still available. • There are no TVs or cable, but the house is wired for it, so you’re welcome to get it if you’re willing to put it in your name and pay for it. • HOA maintains grass in the summer, plows neighborhood lanes and shovels sidewalks in the winter.
