My daughter is very friendly and we want our home to be your home as well. Students and working professionals are welcomed. Someone with excellent credit, stable income, and a reliable roommate. Non-smoker (if you do, please do it off the property, it’s a non-smoking community.)

About the roomies

Since the move-in date is soon, I’d like to meet you as soon as possible, whether in-person and/or virtual. You may take a look at the place as soon as the roommate moves out.

About your 1st roommates:

  • A 30 year old neurodivergent, laidback, friendly, respectful, ambivert mom who is a CSUF full-time student and enjoys gaming. She has an extroverted, sassy, but respectful 6 year old daughter who stays with her inside one room. Both of our schedules: we are at school 5 days of the week. My daughter goes to see her dad two weekends of the month, sometimes more.

  • The other roommate is in between Boston and Orange County, and will be visiting from time to time to stay during his travels, and slowly moving in his stuff.

About him: 33 year old, QA engineer, will have a cat (but not living at the unit until a year later). He’s respectful, quiet, and funny.

Overall: Personal space is well-respected, but again, we are not robots, and sometimes we will socialize. I want it to be as welcoming for you as possible, but we usually keep the noise level to a minimum. Please make this your home as well.

Application process: Preliminary interviews via in person (preferred)/virtual. Virtual tours will be done Saturday, Sunday 08/11-08/12, in person tours are TBA until tenant is ready go move out.

APPLICATION TO RENT – Must be completed in its entirety prior to the application being accepted. Must also provide a valid Government photo I.D (ex. Drivers License).

EMPLOYMENT VERIFICATON – We must be able to verify 6 months of consecutive employment history.

SELF-EMPLOYMENT – The previous years’ income tax return or a current DBA document is required for this situation.

FINANCIAL INCOME- Must be verified by example: Pay Stubs, Letter of Awards, etc., income and related assistance must have supporting documents if such income is to be included in the gross income.

INCOME REQUIREMENTS- Overall tenancy Gross monthly income is to be VERIFIABLE, 2 times the amount of the apartment rent.

RENTAL HISTORY- Applicant must have 12 months previous rental history that can be verified, phone numbers are a must.

CREDIT HISTORY- Credit reports will be processed and thoroughly analyzed, final approval will be determined by the number of negative accounts visible on the report, not by a certain FICO score. However, if a poor credit score is present, DEPOSIT TERMS ARE SUBJECT TO CHANGE as well as FINAL APPROVAL.
