Broadway

Hey everyone! I have TWO separate rooms available for rent at $800 each starting August 1st. The rooms are in a 3 bedroom, 1 bath unit on the first floor of a house near the heart of South Broadway. Some local spots nearby include Mayan Theatre, Postino, Snooze. My current roommates are moving out at the end of our lease, but I’ve decided to stay on (one’s moving to France for work and the other’s buying a house).

The 1st available room is roughly 14’x12’, has a 2’x5’ ft closet, and a large window looking out towards the street. Outside of Bedroom 1 is the living room as well as the door to a detached bathroom which leads to the shower. I’ve attached room dimensions to give a sense of what its like.

The 2nd available room is a “L-shaped” room. It is large enough to fit a queen sized bed and has large windows which add a ton of natural light. The closet is 2’x5’ ft as well. Bedroom 2 has a door inside the room which can access the shower and has its own private sink. I’ve also attached room dimensions to give a sense of its layout.

Rent for each room is $800 + utilities. Usually utilities will run ~$70-$100 per month depending on the time of year. This lease is for one year and there is a $400 deposit required prior to move in. Included with rent is an off street parking spot.

The house has all the standard appliances like stove, microwave, dishwasher, etc. The apartment also has A/C and gas heating. There is a back patio with tons of storage space for bikes, skis, etc. Seriously…there is going to be too much storage room when my current roommates move out. This patio leads to the backyard where there’s a garden, table, and chairs to hang out. The basement has coin operated washers and dryers that are accessible by heading downstairs. I’ve never had issues with getting laundry done.

A bit about me: I am the director of a healthcare nonprofit. I also work a side gig as a UX tester. I’m typically working a standard 9-5 schedule from the house. When I get out and about though I like to be up in the mountains doing typical Colorado stuff like hiking, camping, and fly fishing. At home I tend to be pretty chill and will spend time reading, watching hockey, or walking around the area.

What I’m looking for: I just want to find a good fit with roommates I get along with. I’m pretty laid back and am looking for like minded individuals who are respectful, can communicate, and keep tidy. Also looking for people who won’t bring the party home either. I have no preferences on gender for a new roommate(s) and have lived with both in the past. LGBTQ friendly as well. Unfortunately, we can’t have any pets allowed per our landlord’s rules.
