Elissa's room

2 story townhouse in EaDo. Available room is the master upstairs with large private bath. 2nd floor has the kitchen and living room with balcony. 1st floor is the second bedroom/bath with small studio room which is where I stay. Also a 2 car garage. Current roommate is relocating for work at end of lease but could be possible to change lease as early as September. Unclear about if a security deposit will be needed for a lease renewal? We paid full months rent initially so I would assume the same for a roommate switch? Also, current roommate had utilities under his name so only thing would be to switch those around to either myself or new roommate.

I’m a 28F young professional. I’m a full time artist/designer and work half the week at home. Very chill, usually only on the upper floor to cook meals and watch TV in the evenings. I work just down the street, which is ideally why I would like to stay, just can’t afford to on my own!
