About the room

One ground-floor bedroom available in a shared two story 5-bedroom North Natomas rental home since two of our housemates are moving out at the end of August 2022. Hoping to find someone to add to the house between 9/2022-10/2022 in order to keep the place affordable. We just renewed our lease until 8/31/2023, so you would be added for the remainder of this term.

Room has an adjacent full-bathroom (which would essentially be your own private bathroom as we rarely have any guests that use it, and can totally direct our guests to use our upstairs restrooms to preserve your privacy).

The remaining 3 housemates occupy the upstairs living spaces and spend majority of their time in their rooms, working, or out running errands. No expectations for whole-house socialization or joint activities unless you would be okay with that. It’s generally pretty quiet here for the most part.

There is plenty of street parking with no restrictions or permits required. The HOA for this community does not enforce any unreasonable rules. We have a space in the garage that can be used if you would like to keep your vehicle secure. There is some extra storage space in the garage if needed too.

Spacious kitchen and living room. Central A/C. Laundry in-unit. There is a small yard area with enough space for some outdoor furniture. Clean quiet neighborhood. Close to several grocery stores and shopping centers, Sacramento International Airport, and I-5 freeway.

Interested tenants will complete screening, background check, and credit check through a separate platform that our landlord manages. The application fee is $60.

$850 rent (inclusive of room, solar, HOA, and Sacramento City utility). $950 rent (including a pet-rent of $100/month as proposed by our landlord).

$420 deposit (inclusive of $320 lease extension security deposit increase and $100 lease addendum once approved and added to lease).

Additional monthly utilities per person average about $100-150/month (gas, electricity, internet, cable, water/sewer, pest control, and renter’s insurance).

About the roomies

3 queer-identified adult men (1 individual, 1 couple) whom all work full-time. We’ve been friends for a long time so no unanticipated conflict/drama to worry about. We’re very respectful, quiet, easy-going, and conscious of personal space/boundaries. Rarely have guests or visitors so you don’t have to worry much about noise, foot traffic, privacy issues, or safety of your belongings.

If you’re a Seven Lions and/or Illenium kinda person, we’ll probably vibe for the most part. Definitely a PLUR household if you happen to be a fellow EDM/festival enthusiast.

We occasionally watch movies, TV series, or video games.

1 🐈 that free roams tree the house when I’m not home. He’s very friendly and generally respects boundaries, unless you build that comfort level than he may occasionally meow to ask to get into your room every so often. All I ask is that you make sure to keep the front/garage door closed to ensure he doesn’t accidentally runaway, and try not to leave out any toxic items or foods that he might get into.

This rental was a no-pets listing before we moved in 2+ years ago. Landlord compromised with me so I was able to get my cat in. My cat is FIV+ so it’d probably be best not to bring in another cat as I’d want to ensure your cat can stay healthy as well. Open to the possibility of having a dog join the household. Landlord agreeable with $100/month pet-rent which was added into description above.
