Karryn's room

My partner and I have 2 unfurnished rooms for rent in our brand new 2-story 5 bedroom 3 bath home. My partner and I are using (3) of these bedrooms for sleeping/offices and are only renting out 2 of the rooms. The 2 rooms for rent are located on the second floor and will share the upstairs hall bathroom. Room 1 is 9’-10“ x 10’-3“ and Room 2 is 10’-11 x 10’-8“. The laundry room with a washer and dryer is upstairs. The house has a fenced small/medium backyard. The house has lots of natural light, high-speed internet, central AC, forced air heat, a gas stove, a large open concept kitchen, living and dining room with 2nd living space upstairs. Plenty of on-street parking and the possibility of off-street parking with an additional fee. Near to walking trails in a new neighborhood.

Utilities will be a fixed monthly fee ranging from $125-$200 per month depending on how many occupants will be in a room. Lease duration to be mutually agreed upon. $300 Refundable Security Deposit. $200 Refundable Pet Deposit.

Our intention in our home is to create and maintain a healthy, respectful, and peaceful space where we can all feel safe and at home.

Some House Rules: -We are an LGBTQIA+ friendly household and aim to be inclusive (but know we’ll always have work to do). If you don’t acknowledge and respect marginalized communities this is not the place for you. -This is not a party house. Drinking is very occasional and minimal, no indoor smoking (cannabis or tobacco) to keep the house free of smoke. Outdoor smoking is ok. -We rock a mostly shoe-free household. We sometimes briefly wear shoes downstairs (while bringing in groceries, etc.), but never wear shoes in the carpeted upstairs. -We will divide chores in an equitable way to share the responsibilities of keeping a clean home. -If you bring a dog all solid waste must be picked up immediately. We want a yard to enjoy not one with poop land mines.

We are a currently childfree couple with a 2-year-old chihuahua named Leela. She is an anxious pup and we are working with a trainer to grow her confidence and calmness, but she sometimes requires extra patience.

K - (31) Pronouns are they/them. Enjoys tabletop games, sewings, being outside, and watching TV. Aspiring gardener and DIYer. Vaccinated against covid.

J - (31) Pronouns are he/him. Enjoys video games, making music, playing guitar, sitcoms, and general nerdiness. Vaccinated against covid.

What We’re Looking For in a Housemate: -A person who picks up after themselves. -A good communicator with the ability to be accountable for your words and actions. -Someone who has a regular income and pays bills on time. -Someone who is friendly and considerate of others in the house. -No evictions in the last 2 years. No drug distribution convictions in the last 2 years. No violent crime convictions in the last 10 years. -1 well-behaved pet will be considered if they get along with our pup. -Couples and families with children will be considered.
