Panhandle Trail

Please read entirely. Pictures are up to date as of 10/17/22. No lease is required but staying at least 6 months is highly preferred and a month notice prior to leaving must be given. Full or part time employment is required and day jobs are strongly preferred as I work 10pm-7am and like to play music/watch tv after work. Proof of income is also required prior to move in. I’m offering an unfurnished 9x12 room in my 2 bed 1 bath duplex. Rent includes electricity, water, and internet. I am about 5 minutes from Navarre beach, less than a mile from Walmart, and a couple miles from fast food spots. The living room is mostly furnished, Will receive couches in January. Washer and dryer is located in an attached room at the back of the duplex. The duplex is heated and cooled by a window unit in the living room. The bathroom is shared and the refrigerator and pantry space will be split between us. As long as you have a consistent source of income, clean up after yourself, take the trash out on your turn, and don’t do drugs inside we will get along well. As far as the cleaning goes, just make sure you clean any messes you create in the shared spaces such as the table, dishes, refrigerator, microwave, bathroom, etc. Smoking is okay if done outside, drinking is okay as well, just no drug use. Well trained cats are allowed(with 300 pet deposit), no dogs. First month’s rent will be prorated based on move in date. Afterwards, rent will be due on the first of every following month. A late fee of 15$ extra will be added for each day late on rent.

I’m a 21 year old male college student who also works overnight full time so I’m usually pretty busy. Because I work overnight, I sleep in the afternoons. When I’m not working on my courses at home, I’m either playing Genshin impact, watching anime or YouTube, or playing VR. Sometimes when I have free time at home, I’ll be either watching the tv in the living room or in my room. I was raised in a family that owned a cleaning and landscaping company so I’m a bit OCD when it comes to cleaning. As long as the shared living spaces are clean, you take the trash out on your turn, and you don’t make a bunch of noise, I won’t complain about anything. That basically sums me up!
