The 12 month lease still has approximately 11 months left, so it would be a 11 month minimum starting August 7.

I’m an easy-going person who always picks up after themselves, I avoid being noisy, partying and having people over. I don’t smoke, and since I have a cat, I will be performing all major cleaning in the common areas unless my roommate made the mess.
