Room For Rent In Spacious Midtown House w/Private Bathroom. Available September 1. $900 + Utilities.

Hi, I’m looking for a responsible individual to take over my room in a 1400 sq. foot house in Midtown Sacramento. We are in a very desirable location close to McKinley Park and Alhambra. We are within easy walking distance to multiple grocery stores, restaurants, bars, etc. We are currently in a lease that runs through January 31, 2023, so you would be taking over the remaining portion of the lease (5 months) with the option to stay in the house once the lease is up for renewal.

The house is a 3BD/2BA, and you would be moving into the back bedroom of the house which has its own private bathroom. The room is on the opposite side of the house from the other two bedrooms, and looks over the large backyard. The rest of the house is open and spacious, with hardwood throughout (the bedroom is carpeted). The kitchen is large, with plenty of cabinet / counter space and bar seating. The backyard is great for entertaining, and we have landscapers who come once a week. There is a laundry room and basement storage, with street parking in front of the house. The house is fully furnished, except the bedroom, which will be empty. If you have furniture questions, don’t hesitate to ask!

Rent is due at the beginning of each month. Utilities are split evenly three ways each month. You will be responsible for $20/month for internet and 1/3 of the monthly SMUD bill, which varies depending on heating and air use.

Security Deposit: $800 (To be paid to me upon move-in)

Our property management company has given me the following conditions in order to transfer the lease from my name to the new tenant:

• Once a new roommate is found please send us the name (first and last), email address, and phone number.

• The new roommate will need to apply with us and meet our credit requirements:

• Positive Credit History: Scores of 661 and above are required for a regular deposit. Credit scores between 601-660 may be approved with a deposit equal to two times the monthly rent subject to review. (we may have to increase the security deposit amount)

• There is a $40.00 application fee applicable.

• Once the new roommate has been vetted, we will send all lease holders a roommate release form to sign.

• We do not refund any part of the security deposit during a tenancy. It is the responsibility of the lease holders to work out refunding deposits to the person leaving.

• A new lease will be sent for the remaining lease holders and the new roommate to sign. It will be amending the old to add on the new person to the terms of our lease agreement.

About the roomies

You will be moving into the house with two females in their late 20s / early 30s who both work full-time. One is in the food and beverage industry and the other works for the state. They are looking for a roommate who is clean and respectful, but who also doesn’t mind hanging out and maybe enjoying a drink or watching a movie occasionally. This is NOT a party house, but you are welcome to have friends over once in awhile! There is also a female German Shepherd at the house, so it would be helpful if you like dogs :)
