About the room

Lease length of 1 year starting on September 1, with the possibility of moving in as early as August 20 (prorated for the remainder of the month).

House located on a relaxed residential street just a half mile east of Wash Park. Within easy walking distance of the shops and restaurants on Old South Gaylord St. and Bonnie Brae. The house is fully furnished; all you need is stuff for your bedroom and/or office.

You’d be renting the two upstairs bedrooms with your own full bathroom. Both rooms are about 10.5x10.5 feet and both have some closet space. Use the extra room for a home office and/or storage. It’s up to you.

Shared spaces include kitchen, living rooms, laundry room (downstairs), storage room (downstairs adjacent to laundry room), detached garage, and backyard. A large elm tree in the backyard provides abundant shade during the day and the latter part of the evening. There’s also a grill and (rarely used) fire pit in the backyard. Front porch is usually shaded, often used by current residents for morning coffee, daytime work, and evening meals.

Utilities (power, internet, and water) would be split evenly (50/50) between upstairs and downstairs tenants. Utilities will typically run between 130 and 180 per person, with some variations based on seasons, colder that usual temps, etc. The house does not have A/C, but it does have a swamp cooler that works pretty well (though it increases the indoor humidity somewhat). The landlord will take care of trash and recycling.

Tenants will also be responsible for basic yard maintenance like mowing the lawn and picking up fallen branches. But I (your future roommate) will take care of most of that. The landlord will also occasionally drop to help out with that and other basic maintenance around the property.

In terms of process, you’ll work with me to check out the property and evaluate whether it’s a good fit for both of us. Then you’ll chat with the landlord. We’ll each have our own separate, though almost identical, lease with the landlord and will pay rent individually. However, utilities will be in my name, so we’ll split those evenly and work out payment through Venmo.

When you respond, please include your full name, phone number, basic employment info (who, what, where, how long you’ve been there). The landlord will want monthly salary information and some other details to verify that you can meet your rent obligations, but you don’t need to share that with me. It would also help to include some general information about who you are and what you’re all about.

Another note about multiple roommates: The landlord is open to renting out the upstairs rooms to two tenants at a cost of about $800 per room. So if you have a friend that’s looking for a room with you, we can talk, but just be aware that total rent for the upstairs will go up.

About the roomies

About me: I’ve been living in the basement since I moved here in January 2018 and love it here. I’m 36, not married (yet), no kids (yet), and have two dogs (female Brittany Spaniels ages 7 and 8).

I’ve been working for the State of Colorado as a budget analyst since 2019. My job slows down quite a bit from mid-May through October, so I tend to work from home fairly often and take time off to do outdoorsy stuff. But from November through mid-May, I’m in the office almost every day and will often work weekends and late nights, especially in March and April.

My interests include hiking, backpacking, hunting, fishing, playing music, regular exercise, etc. Nothing too crazy, just many of the things that many Coloradans are into.

The ideal roommate is a reliable, friendly, clean, and courteous person in their late 20s or 30s. By clean, I just mean that you pick up after yourself and you’re willing help me give the house a decent cleaning about once a month. I think it’s fine if a home looks like people live there, but let’s take the trash out when it’s full and not leave dirty dishes laying around. We’ll take turns buying garbage bags, paper towels, hand soap, etc.

At 36 my partying days are well behind me, and this isn’t property isn’t the place for that kid of thing, but it’s totally fine to have people over to grill and play cornhole, board games, or whatever you’re into. I’m also down to go grab a beer, play trivia, and do stuff like that. FYI, per the lease, smoking of any kind (including marijuana), needs to happen in the alleyway behind the house. But once you’re out there, you do you. I don’t smoke, but if you do that’s your business.
