The room is available starting end of December 2023 & can be occupied after completion of the background check. Lease can be month to month or longer (see pricing below). The master bedroom with private bath got booked on AIRBNB by an incoming male freshman for 4 months. One bedroom is occupied by my son who is part owner attends school & works at Home Depot. The last bedroom is as large as the master & fully furnished & bed is comfortable & has a new large screen smart ROKU tv. This room would share bathroom with my son. Desk will be provided. Pricing is for 1 guest. Included: Streaming Apps, High speed internet, WI-FI, Water, & Electric (central air/heat but I also supply extra fans and heaters since each guest may desire different temperature). You would have access to the furnished kitchen, furnished house, backyard with deck & BBQ grill, & washer & dryer use.

House is 2 miles to FSU, close to I-10 & State Capitol.

Rates are as follows for the queen size room with shared bathroom: (any term under 6 months I must collect state & tourism tax)

1 Month $1150 2 Month $1000 3 Month $950 4 Months $900 6 months or longer $850.00

Lease less then 3 months must be paid up front with $500.00 deposit and $45.00 cleaning fee. Deposit can be used for damage.

Lease longer then 3 months can be paid monthly. The deposit is $1000.00 & could be used to offset discounted rent in the event you terminated lease earlier & for taxes that could be due if vacated before 6 months & for any possible damage. Cleaning fee is $45.00 & taken out of the deposit. If the room is left as clean as when taken & does not require a cleaning person, no cleaning fee will be charged.

The deposit to do the background check & hold the room for your dates is $500.00. Deposit rolls toward balance due by check in. If we decline the application after background check, we will refund the deposit. If you cancel after we hold the room for you there would be no refund of the deposit.

Rent & deposit can be paid by Cash App, Zelle, Apple Pay, Pop Money, & Pay pal. If using a credit card for pay pal you must add 3.5% to this to cover the fees. Use my e-mail address.

There is a washer and dryer in the garage each guest would be able to use on certain designated days.

You would have your own shelves in kitchen/fridge.

We may do a background check/employment/prior living payment history. If you can’t provide this due to being a student living at home previously then we would need copy of high school graduation or something showing you just graduated, proof of employment and/or parent would need to sign on lease or pay for rental up front. We will need insurance on vehicle parking on the property and driver’s license for renter.

We can accept a current paystub withing last 2 weeks as proof of employment and printout from mortgage company showing payment history if you own where you have lived last 12 months or supply previous landlords name, address, and phone.

If you would like to have an occasional guest this is fine if they sign the hold harmless waiver which is attached for applicant to sign and provide their driver’s license prior to arriving by text.
