I’m looking for a reliable female who is looking for an unfurnished room to rent. I own a split-level single-family home in Forest Hill, Maryland. I have a private bedroom and a full bathroom on the lower level of my home that is available. (NOTE: My son used to use this room, so the bedroom can be repainted to a color of your liking, with approval). The lower level also has a shared living room space available to you. You would be able to set up a t. v. in that space if you choose, with the understanding, that my kids sometimes play down there when they’re with me. There’s also a separate entrance that can be used (a lower-level back door entrance in the laundry room).

The ideal roommate will have to like both kids and pets, have a full-time job, and be able to supply references. I have 2 kids (son, daughter 6) with whom I share custody with my ex. So, they’re both w/me every other weekend, & 1 child at a time is with me Monday-Friday. I also have that go in and out), & 1 rabbit.

Your rental fee will include the use of a private bedroom w/small closet (there’s an extra closet also available if needed), the washer & dryer in the lower-level laundry room (please supply your own detergent), use of a private full bathroom with a shower, bathroom sink/cabinet, toilet, the lower level living room space (if desired), trash removal, & utilities (internet/wifi, electric/gas, water). (NOTE: I have Fios, so if you want to have your own cable box, an additional fee would be added to your rent). I have a third of an acre w/a deck in the backyard, so depending on how things go, that space may also be available (we can talk more about this)…if you desire access to the kitchen and upper floor, the rent would be an additional $200 per month ($1,000 total).

I will require a non-refundable $25 fee for a background check and will ask for you to sign a month-to-month lease. Prior to the date of move-in, the $250 deposit plus the first month’s rent will be due.

Here are my non-negotiables:

1. Friends sleeping over (male or female) is not permitted
2. Personal pets (cats, dogs, etc) are not permitted
3. Use of the upstairs/kitchen can be included for $200 extra/month
4. Use of drugs or tobacco products is not permitted (vaping is permitted)
5. References required
6. Rent due 1st of the month/late fee’s $150 after 15th
7. $250 security deposit, signed lease, and 1st month’s rent due prior to the day you move in

I am a single mom who shared 50/50 custody of my two kids aged 6 and 12. They are with me every other weekend, and one child is with me Monday - Friday (they alternate days)
