About me:

I am in my late 20’s and I work full time in an engineering office. I work a lot and when I’m not working I like to get outside, I like trying new places around town, traveling to new places, camping, hanging out with my family and I’m always down to bing watch a show when the weather is cold out. I’m a very clean roommate, communicate well, have an excellent rental history, and I am very respectful of others personal space and property.

Summary of Unit: • 3-bedroom unit o Available: 1.5 unfurnished bedrooms (south facing windows) with 1 hallways bathroom for your own use. You will have the medium sized room plus 1/2 of the small bedroom. Currently my roommate and I use it as an office space/extra storage space/ workout space.

Queen bed, large dresser, and desk fit comfortably in both rooms • 1 year lease starts August 8th (option to move in closer to August 1st TBD) • Rent = $975/month for 1.5 bedrooms and includes water, trash, snow removal, and landscaping o Utilities average $75-$100/month/person depending on the month

Internet, gas, electric due each month o Deposit of $975 due at time of lease signing (unless there is major damage the landlord always returns the full deposit) • Must show proof of employment, or if you are a student a guarantor signature on the lease is required. • 1.5 miles west of CSU campus and near a grocery store • Situated along the foothills with very easy and close access to Horsetooth Reservoir area • Easy and quick drive into Old Town • Large, very nice, park behind complex • A/C and heating • 1 car garage • All appliances are less than 5 years old • New water heater as of 2022 • Main floor and kitchen are fully furnished o All kitchen items (plates, utensils, glasses, pots, pans, etc.) provided. Please feel free to bring/add your own. • Partially unfinished basement o I have made a home office in one corner of the basement. o Storage available in basement • ½ bath on main floor • Hardwood floor and tile on main floor. Carpet upstairs • The front has a large unfenced lawn area and a patio. • Pets considered on a case-by-case basis. No cats and dogs must be ESA registered or service animals. • Unit will be professionally cleaned, and carpets professionally cleaned before new tenants move in.
