Window unit cools the space down quite nicely. 1 door leads outside, the other to the rest of the house. Partially furnished.

I have joint custody so when my boys are with their dad 1/2 the time, there is more freedom in the rest of the house but when they’re here, I expect no profanity or lewd conversation within earshot. The current tenant has not moved out yet & but am hoping to have him out by the end of the week. Depending on how soon you want to move in, I might not have cleaned it up but if you want it as is, I am willing to waive the deposit.
