Nine fifty per month – utilities included. Room for rent in spacious house (over two thousand plus square feet) in a nice quiet residential neighborhood (good school district and low crime rate) at the end of a cul-de-sac. Flexible lease lengths are available.

Great location between downtown Sarasota and Lakewood Ranch. Near plenty of dining/ shopping, including, downtown SRQ, downtown Lakewood Ranch, Cooper Creek shopping center and the University Town Center Mall. About twenty minutes to St. Armand’s Square and Lido Beach. Plenty of amenities, including a fishing dock with kayak launch and a community pool.

Please review the following details to ensure you are a good fit.

• Rental price includes all costs (e.g., utilities and parking).
• Only one vehicle per person.
• There is no guest parking.
• Guests must be approved in advance.
• Lease length can be flexible.
• No pets.
• No smoking.
• Credit check, rental history check (no prior evictions), and background check is required.
• Income must be three times monthly rent. All income must be from a verifiable source. Unverifiable income will not be considered.
• Security deposit is two months’ rent. The security deposit is refundable.
• Application fee is sixty dollars (not refundable). This pays for the background check and credit check. I complete a thorough screening to ensure everyone’s safety.
• After payment of the application fee and acceptance, move in is first month’s rent + security deposit.
• Room does not come furnished.
• You will be sharing a bathroom with one other individual.

A little about me - I am a twenty-nine-year-old male who is clean and quiet. I work full-time (standard work schedule) and am in graduate school during the week.
