Security Deposit may be broken into first the two months. This room is located near Uptown Charlotte in the Commonwealth/Bojangles Coliseum/Plaza Midwood/Noda area. Conveniently located on the bus line, down the street from Noda, about 7 minutes from the Music Factory and seconds from the highway exit, and Bojangles Coliseum. There is opportunity for an extended stay. Unfortunately, you will not be able to receive mail here, you will need to get a post office box due to to rental fraud/abuse/squatters. A contract will be signed before any money is exchanged. You will receive monthly email receipts (only) immediately upon payment. Payments are due no later than the 3rd of the month, after which a 13% late fee will be added. No cash, no cash apps or other payments apps will be accepted for rent, no exceptions. Money orders only. Applicants must have no criminal record or background. You agree to provide and pay for “an original nationwide” background check before signing agreement. You will be rooming in a completely charismatic, smoke free/alcohol free (to be kept in your refrigerator (provided) in your bedroom only), drama free environment (no illegal substances in or around home unless you have provided a physical copy of medical documentation to us, before use). We do not compromise when it comes to peace and being cordial is expected. If you are having an emotional conversation you agree to take it outside immediately; we do not yell in this house! We request that music is kept to a minimum. We do not drink, smoke or party. Your life is your own. What you do ’’outside of our home“ is your business. But, we are a Christian (not perfect) family and strictly try adhere to those values “inside” of our home. Please judge accordingly before inquiring! Thank you. Cleanliness is a must in all shared spaces! We ask that the kitchen/bathroom tub/shower are cleaned after each use and “no” personal products/belongings (toothbrushes/paste, hair brushes/dryers, soaps, cleansers, hair products (including conditioners shampoos), towels/clothes etc.) are left in the restroom; very important. The only shared spaces will be the kitchen, restroom. We also ask that you respect our privacy at all cost (you/your guest agree not to “take” or “post” pictures/videos of us/our home (in or outside) or around our dwelling on any social media or internet platform for any reason). We ask that if the family is home, that you respect our space at that time; only because the space is quite intimate. We love people, but just want to set boundaries upfront so that there are no misunderstandings. We would love to have you. No overnight guest ever (no compromise)! No visitors during the week. All visitors (1 guest at a time) must “be gone, not leaving” at the requested respectable hours of (Sat only! 1pm-6pm). New mattress covers are placed upon your arrival; you will provide your own queen size bedding, sheets, pillows, blankets, personal storage, dressers etc. No gasoline heaters/appliances etc. No incense! No candles! No adding wall paper/painting or nailing to walls (you agree to use command products or like brand etc.). You will have included internet, tv, and a mini refrigerator, and a separate pantry storage in the kitchen, (refrigerators/cabinets “are not” shared), free parking is also available, although it does get a bit congested, it can be frustrating at times. No roommate/guest may have guns in our home (even with any permit/licensure). Any action against these terms will be considered a breach of contract and you will be given a thirty day notice to vacate (unless safety is an issue). A walk through will be completed, and signed by the roommate and lessor; emailed immediately before move in along with leasing agreement and day of vacation of property (noting clean out, deposit return, or itemized deductions if any).
