East 73rd Street

The room is a decent size approx 12x12 with a large walk in closet 6x6. It’s in the back part of the house and there’s a hall bath for private use. I have the master bath in the front room(master). It’s not a very large house, but I live here and run a dog grooming business in it, so my roomie MUST love dogs. Friendly, well socialized dogs are welcome and there’s a good sized privacy fenced back yard for them. I always have at least one dog running around, sometimes 10, so this isn’t a situation for just anybody. I need help with the lawn care, but that would be the only chore. All bills included with the wifi router located in your room, and you can have your own microwave and mini fridge or use the main. The street or driveway is fine for parking, plenty of curb space, it’s a corner lot. There’s a living room and den. One is basically a dog play room and they have full use of the sofa, the other is gated off as an office/music room. No dogs allowed. The printer, piano, and keyboard are in there, free to use those as you please. I am a single female, 40s, have a grown son & 3 yr old grandson (they never visit) and my life and work revolves around the dogs I groom and foster. I have a non profit rescue but try to keep less than 5 on the property just for my own sanity. I’m home a lot, but hoping that changes soon as I’m retiring from grooming and will be getting my pilots license while building a startup aerospace company with my best friend in Texas. I plan to eventually move to Texas, but my lease has 18 months left on it and the rent and bills are kicking my ass since I’m trying to cut back in grooming. I’m totally 420 and alt lifestyle friendly, but I do like a quiet house without a bunch of human company. No cigarette smoking in the house, but don’t mind if you do outside. You have a window you can hang out of in the room if necessary. I used to smoke so I get it. I’m not as concerned about a background check as I am your work ethic and ability to pay your share. I, myself, have a couple of felonies from 20 years ago, when the world took a different stance on nature’s medicine.

There’s no one else in the house besides me right now. I have 2 spare rooms I could rent out, but figured I’d be doing amazing to fill just one with the dog situation. I’m hoping for a dog person like me, I’m more dog than human most days. I am authentic and mature, and expect transparency 100%, don’t play games or lie, keeping it real is the only way to be, and it’s safe, because I do not judge. I want reciprocity, treat me how you want to be treated, and clean up after yourself to the very best of your ability. The hall bath is your domain, but every once in a while a guest may come through and need to use it, so that’s on you. If you use the kitchen, there should be no evidence when you’re done. I don’t cook much really, so if you like to cook, I’ll make way. It’d be nice to have somebody around with that gift. I don’t tend the lawn. I meant to when I moved here, but I’ve done a terrible job. I clean a mean streak and shampoo the carpets daily, but the grass and bushes I’m totally ashamed of. I’m sure hoping for somebody to take on that chore. I’ll inherit a mower come June, but might need a brush hog by then… I’m into privacy. I won’t touch your stuff and you don’t touch mine (the stuff in our rooms). All the rest is shared. I’ve got furniture, dishes, all household decor & whatnot, mi casa su casa. No particular attachment to the community property. But, I’m anti TV. I do not own one, not since 2016, and there’s no cable, just internet, so if you want that in your room, I won’t object. Just don’t let me hear news and politics blaring out of there because that shit is disruptive to my chi. Music, sports, movies, even binge watch Netflix soapoppers if you like, but don’t try to poison my mind with lies from our most trustworthy and respectable media outlets or government. They do not pertain to my life. I’d rather not be brainwashed one way or the other. I like peace not propaganda. I follow the wisdom of emperical science and good old fashioned gut instinct. I love Jesus, I’d love to be just like him, but I’m God of my own life, just keeping it real. Judge not another’s spiritual journey and walk in your own shoes, we’ll get along fine. So, that about sums it up. I don’t expect a lot of responses, but the few who dare, I’m looking forward to meeting perhaps over a beer and some pasta, before we commence the grand tour of the premesis.
