House mate wanted in a sunny, spacious, awesome house! 1 dog allowed. $1200

Currently seeking an additional tenant for a spacious, brightly sunlit house in the Brandywine neighborhood near 120th & Sheridan. One well-behaved dog may be allowed for an additional $75 / month.

Your space: You would have your own bedroom, your own full bathroom, your own garage parking space, and some additional basement storage space. The main part of the bedroom measures 11’ 7“ x 11’, not including the front nook or oversized closet with a top shelf. Your bedroom and bathroom are both upstairs along with my bedroom and office.

The House: The house is about 1800 square feet and has 3 bedrooms and 3 bathrooms. One half bathroom is downstairs and will be shared. The place is already furnished apart from the empty bedroom, but there may be room for a few pieces of additional furniture if you would like to hold onto them and if they are a good fit. There’s a large unfinished basement that I have an exercise bike in, a bench, some weights, a big TV, and lots of empty boxes. You can store additional items in the basement if needed as well. There’s a fenced backyard that’s mostly grass. The house has central A/C and heat, and I’m very reasonable about the temperatures I set the house to. The laundry area will be shared. The WiFi is super fast and reliable. The driveway faces south so snow melts very quickly. We just need to shovel the sidewalk after storms. There’s room for visitor parking in the driveway and on the road.

Availability: June 2nd but I can be flexible. This lease ends on July 31st of this year, but I will be renewing for one year after that. It will be month to month until 7/31/22. If you’d like to sign a yearlong lease starting Aug 1st, we can have that conversation.

Criteria: I do ask that the tenant is a tidy and clean person without any criminal history. I am an extremely light sleeper so the ideal tenant is able to be ninja quiet when I’m asleep (typically from around 10 pm to 7 am on weekdays). Smoking outside is fine. The house has insurance so if anything needs to get fixed, it’s done quickly and without any hassle.

The neighborhood: The Brandywine neighborhood is quiet and safe, and the neighbors have been nothing but friendly. There are nice walking paths woven throughout the neighborhood equipped with doggie bag stations and trash cans, extremely well maintained grass and open fields, and even pristine tennis courts.

Current Tenant: Just me - I’m a guy in my late twenties who works from home full-time. My background is in tech marketing, but I’ve recently pivoted to a career in the audio industry. I have a 35 lb dog named Ginger who is very friendly and surprisingly quiet for being half Beagle. I’m into music and great sound systems, performance cars, exploring Colorado, mindfulness, and am getting back into riding BMX. I’m definitely someone that needs a bit of solitude and quiet in the house.
