Gardenia Avenue

Hi! I’m looking for someone to take over my room when the lease renews. My other 3 current roommates will be sticking around.

The room is a single bedroom approx. 9’ x 9.5’ with a closet and ceiling fan/light. You’ll be sharing a bathroom with two other roommates.

The house is a nicely sized house in a quiet family neighborhood with easy access to the 405. 5 minutes from Bella Terra and 15-20 minutes from the beach.

It’s a 4B/2Ba house with a nice kitchen and dining room that lets in a lot of light during the day. There’s a large backyard and patio as well as a large room in the back that we use for all sorts of things.

There’s a large driveway with ample street parking.

The room rent is $850/mo. Utilities are usually an extra $100 a month.

(Note: I pulled the photos from the real estate listing before we moved in. House pretty much looks the same minus the furniture.)

You will be joining a year long lease beginning June 1, 2022. Credit score & proof of income will be required.

The three roommates staying are all late 20’s to 30’s so we’re looking for someone ideally in the same age range. They work in music, insurance, and cannabis research/testing. Two guys and one girl. There is also a young cat who is very people-friendly and roams around on his own.

It’s a super chill household. Everyone has their own thing going on and nobody’s shy around each other. We all became good friends over the year living here.

Rules of the house are pretty common sense. Pay rent on time, clean up after yourself, contribute to house maintenance, be mindful of excessive noise, and be respectful of others’ spaces and things. You’re free to add your own flair to the house, and you can have friends and overnight guests over as long as they’re not shady.

This probably isn’t a place for the extreeemmeely noise sensitive or those who absolutely need the house to be dark by 10. That being said, most of the time, it’s on the quiet side so don’t think it’s a party house or anything. You won’t have a problem studying or getting work done.
