I am renting out a room in the two-bedroom home I share with my son. I am not the owner of this account - My name is Katie, and I am a 38 year old female living in Leucadia 🙂

The room is pictured . All personal items will be removed. The cube storage and dresser are available for use at no charge if desired. The room is 10ft by 12 ft with tile floor and a sliding door, mirrored closet with two shelves. The room is quiet and private; the house has an 8ft. stucco and redwood fence that gives the home and yard a very peaceful and private feel.

House has one bathroom (shower and tub), a beautiful and private backyard, updated kitchen, and a garage with laundry and a small exercise area. The exercise area is open for use and has a Peloton and dumbbells, as well as a protective mat. There is room in the garage for a surfboard, bike, or other smallish item that does not belong in a room. Living room is spacious and comfortable, with a TV with a number of streaming subscriptions. House is half mile from the beach - walking distance to Beacon’s and downtown Leucadia. The neighborhood is safe and quiet - we are located toward the end of a dead end street so traffic is light. The overall vibe is incredibly peaceful. I grow herbs and vegetables in the backyard and I enjoy cooking.

I am seeking a female room mate who works or goes to school outside the home. Because I have a 3.5 year old, I need to find someone who leads a healthy and balanced lifestyle; no drug use or excessive alcohol consumption. If you do not like kids, this home is not a good match for you. My son is sweet, smart, fun, and helpful, but he is a kid, and will act like one. That energy is not for everyone! I also need to state that because of the size of the house and having a young son here, overnight guests are not permitted. I have one cat who spends most of her time outdoors; no additional pets can come.

Rent includes all bills and utilities (internet, electric, gas, water, trash, etc.), an off-street parking spot, and I have it professionally cleaned once a month. I am a mostly tidy person, and need the same in a roommate.

It can be available as early as October 20, and I need first month’s rent and a 1600$ security deposit. If you want to apply, I do ask for 40$ to run a background check and credit screen, as well as pay stubs or other proof of ability to pay rent. I look forward to meeting and talking more.

I am a 38-yr-old single female and my son is 3.5 years old. I am a quiet and tidy person and enjoy being outside and reading. My son is a three year old, so it is not a perfect science, but he is a sweet, smart, and curious boy. He is in preschool four days a week and with his dad during the day on Sunday and Monday. We both love the park, playing, and reading stories together.
