The bedroom can come partially furnished with a queen bed + mattress, nightstand and potentially a few other odds and ends.

The house is 3 blocks/a short walk from downtown Franklin restaurants/bars/shops. Less than a mile from the nearest Kroger, 5 minutes from The Factory, 10 minutes from Cool Springs.

HUGE yard (nearly an acre of land), fire pit, hammock, front + side porch. Ideal house for someone who values peaceful porch sitting, gardening and outdoor time.

Large kitchen/dining area, living room, additional (shared) bathroom downstairs, washer/dryer and ample storage space (HUGE attic).

All utilities + internet included in rent.

Security deposit = 1 month’s rent. Flexible on lease length (can do month-to-month). Avail May 1 (flexible on this! If you don’t need to move until June 1, that’s fine, if you need to move in a bit earlier than May 1, that’s fine too!).

Your roommate will be Jess, a 37 y.o. event planner and her dog, Finn (a beagle mix). Jess has a bedroom, office and private bath downstairs (aka you will each have your own space). The ideal roommate is someone who is mature, communicative, responsible, respectful of shared spaces and willing to pull their weight in terms of household chores.
