Safe and clean family neighborhood. The house is neither large nor small; it is an average-sized house. The room is only partially furnished. No bed. There’s a desk in the room if you want to put your wide-screen TV monitor on it. The house is in pretty good condition. There are no holes, leaks, or bugs ). There are no rodents. The house is mainly electric and water utilities (No Gas). No plumbing issues. The carpet in the room for rent has been recently cleaned. I have never witnessed any crime in my neighborhood.

Instead of a security deposit, there is only a non-refundable one-time move-in fee of $250 upfront (when you pay for your first month’s room rent $665.00). Plus, ALL Utilities [electricity, water, and WiFi access] are a flat monthly rate of $60.00.

Any roommate agreement is strictly confidential and is not to be shared with anyone. Please do not bother my neighbors (they keep to themselves). I have lived in my house for 14 years without any problems with my neighbors. I want to keep it that way. So if you talk with any of my neighbors that will cancel your rent agreement and you will have to vacate the premises immediately.

There are no rodent or insect infestations. So do not keep a large amount of trash in your room that could attract bugs. There is plenty of parking space next to my house so that you can look out of the window to see your car whenever you like.

There’s a total of 3 bedrooms and each person will have their own private room with their own key (so that when you leave your room be sure to lock it). I guess that’s all I can think of about the property. If you lose the key then you will be solely responsible for getting a locksmith to open your room door and have to pay for a replacement key.

I expect you as a roommate to keep your room clean, sanitized, and tidy (and to NOT open the windows that could allow insects into my house). I have central AC and heating. So opening the windows would increase the electric bill. I require the roommate to be neat and clean at all times to maintain a healthy living environment. That means that any shared living space (like the bathroom & kitchen) must be in the same clean condition that you found it in.

I no longer allow the roommate to have visitors because it puts my home at risk of being robbed.

Once the roommate has signed the roommate agreement it means that the roommate is satisfied with my profile listing and with the room they have viewed to rent and, therefore, agrees to the terms and conditions listed in this roommate profile on www.roomies.com as well as what is stated on the downloaded roommate agreement (pdf). After the Roommate Rent Agreement expires it may be possible to make another Roommate Rent Agreement only if I determine that you paid on time plus obeyed the house rules and we had cooperated peacefully [*Note: After your room rent agreement expires, then I charge an $80 Renewal Roommate Rent Agreement for additional one to three-month renting term.]

One of my 2 rooms is rented. That roommate works a lot and keeps the closed when at my home. And that roommate has no guests, and stays alone. That roommate shares my bathroom (which is also a guest bathroom). I am now offer the Master Bedroom which has its own connected private bathroom. Your room has its own private key. There’s a one-time Door Keys Deposit of $25 (which is refundable after you return your keys upon moving out). There is no need to discuss your Roommate Rent Agreement with the roommate or any of your personal information. Any concerns or issues, you must only bring to me to resolve.
