G's room

I have one room available in a 2100 sq ft house built in 2021 in a quiet neighborhood. The room is 11’x12’ and unfurnished. It shares a bathroom with one female (plus myself when I am there for a few days 2x a year). There is a half bath downstairs. The first and last month’s rent would be due before move-in and there is a credit + background check (~$40). Utilities to share among all tenants includes gas, trash, internet, electric (varies), water. No smoking. No recreational drugs. No 420. No kids. No pets. No couples. 8 miles to PDX 4 miles to Vancouver Mall/Hwy 205 1-2 miles to groceries like Fred Meyer and Winco, gas stations, and several restaurants 5.5 miles to WSU Vancouver / Legacy Hospital etc Please tell me about you when responding, work/school schedule, hobbies, what you’re looking for in a housemate, how long you plan to stay and when you plan to move in. Home is occupied by two female tenants, one in her 60s staying in the master suite, one in her 30s staying in the opposite room. The latter works from home. About twice a year I (female in her 30s) stay in the fourth room for a few days when I visit the PNW.
