This home is within biking distance of McGeorge School of Law and within walking distance of the UC Davis Medical Center, a large grocery store and major bus lines. It is an easy commute to Sacramento State University and Sacramento City College. Save on gas !

There is no deposit required and no additional cost for utilities. Your $750 a month rent includes utilities, Wi-Fi, the services of a weekly gardener, and a weekly cleaning service.

The furnished bedroom includes a twin bed , including bedding, a dresser, chair, two lamps, a large closet with mirrored doors, and a wall mounted smart TV. A desk with chair and side table have also been set aside for your private use in the living room.

You would share a full bath ( shower/tub combo). You would have full use of the kitchen, indoor washer/ dryer, living room, dining room, and green backyard with covered patio. The 1300 sq. ft. home has three bedrooms and two baths. You would share the home with two other roommates.

The front and back yards are green spaces. The back yard has a Gala apple tree, an Asian pear tree, a Tokay grape vine and blackberry vines. You may harvest the fruit for your use if you wish. The landlord pays the water bill and expects the roommates to keep the front and backyard green by watering at least weekly.

Excessive use of alcohol or any use of drugs (including cannabis) is not permitted. No pets are allowed. Your bedroom has a keyed lock for privacy, but the cleaning lady will need access to it weekly for cleaning. A background check , at no cost to you, is required. This is a month to month room rental. No lease is required .

My name is Sue. I rent out three bedrooms in a fully furnished home I own near the UC Med Center. I don’t live in the home, but I am actively involved in keeping it clean, well repaired, and comfortably furnished. Only three people will share use of the home. One roommate has a private bath. Two roommates will share use of a full bath ( tub/shower combo). Each roommate will have a private bedroom with a keyed lock on the door. Each roomate has full use of the kitchen which is equipped with everything needed for cooking. A standard washer and dryer are next to the kitchen so you may cook and do laundry at the same time. The current roommates are two single men in their twenties. Both work full time, one for the State of California, the other for a conservation agency.

Criminal background checks and personal reference checks are completed on all applicants at my expense. Your complete move-in costs would be $750 for the first month’s rent.
