Hi! I’m Denise, a 39-year old single, straight, cisgender female who is looking for the same in a roommate, to share a 2 bedroom/2 bathroom apartment. I am located in Tigard, Oregon near Lake Oswego at The Hampton Ridge Apartments. Easy access to I-5 and Hwy 217 off of 72nd Avenue exit.

I have an extra unfurnished bedroom and an extra hallway bathroom available for a quiet, clean, responsible, non-smoking female who appreciates the same. The extra bathroom is directly across the hallway from the bedroom. Washer and dryer is in the bathroom. There is space for extra furniture and storage.

Rent is currently $752.50 on a monthly lease for half, plus approximately $150 for shared utilities (water/sewer/garbage/electricity and wifi internet). Assigned carport parking is optional at $15/month. Uncovered off-street parking is free.

The apartment is on the top floor with vaulted ceilings, private balcony, cozy fireplace, dishwasher and W/D in unit. The available bedroom is approximately 135 square feet with large reach-in closet and large window facing balcony.

Please no large parties, couples or overnight guests. Hard pass on kids and pets because I’m convinced that I’m allergic to both. Small, caged pets, such as hamsters are ok.

About the roomies

More about me: I am fully vaccinated for Covid and work late nights cleaning government office buildings. I am a night owl, but definitely not an early bird. I enjoy short nature hikes and smooth jazz. I play a bit of piano.

I have also listed the following roommate agreement to further discuss, negotiate, finalize and sign.

The Roommate Agreement Dissection:

  • Security deposit of $300. Rent and utilities (water, sewer, trash) will be split evenly. Rent and utilities is subject to increase. Water/sewer/trash is billed with rent and varies, depending on usage. Utilities will be split evenly with rent. Bills must be paid on time every month.

  • PGE electric and Ziply Wifi internet are each billed separately and will also be split evenly. PGE varies, depending on usage and is highest in the summer while running AC units. Ziply internet is set at $30/mo ($15 each).

  • Assigned carport parking (optional) is additional. Currently $15/mo each. Uncovered off-street parking is free.

  • Please no overnight guests and a heads up in advance for any guests coming over.

  • No coitus (sexual acts/PDA) with guests. It is extremely uncomfortable. Please take it elsewhere.

  • No loud, drunken, large parties/gatherings. Please keep the environment respectful and quiet, especially for neighbors below. Small, occasional gatherings (1-2 friends) and light, occasional alcohol usage is ok.

  • No small, noisy kids and babies.

  • No smoking indoors or within the premises, per health reasons and lease agreement. Scentless cannabis use is ok such as edibles. Anything scentless is fine that won’t bother neighbors or my asthma/allergies.

  • No illegal drugs.

  • Keys to apartment should never be given out to guests or anyone else not on the lease for security reasons. Also per lease agreement.

  • Sorry, unfortunately no pets like cats/dogs due to allergies. Small, caged pets like a hamster is ok. Will consider other hypoallergenic, non-shedding small pets. I am also happy to play with and petsit on occasion, depending on the type of pet and allergies. Please no pets on kitchen counters or on my furniture.

  • Power circuit breaker in bedroom must be accessible at all times for myself and for maintenance, in the event there is an emergency, power outage, or when the circuit breaker occasionally trips while running AC units in the summer.

  • No apartment modifications (removing blinds, painting, changing locks, etc.) per lease agreement. Hanging up pictures is ok, so long as there is nothing causing extensive damage.

  • Split expenses for any shared household items such as paper towels, napkins, dish soap/detergent, trash bags, food, laundry detergent, etc.).

  • Please keep shared living spaces (kitchen, dining, livingroom, hallways, bathroom, etc.) clean, tidy, uncluttered and organized. Keep kitchen sink clean and clear of dirty dishes. I will work on this myself.

  • Turn off lights not in use and keep brightness/amount of lights turned on all at once to a minimum, due to my chronic medical dry eye condition, which causes severe light sensitivity. Please avoid turning on harsh, fluorescent light in kitchen when possible and use alternative lighting instead.

  • Please keep environment quiet, especially late nights and early mornings. Keep TV/music volume low or use headphones. Close doors, cupboards and drawers quietly to keep disturbances minimal for neighbors as well.

  • Promptly remove laundry from washer/dryer in timely manner (less than 24 hours) to leave machines available for use. Laundry days/times are flexible and negotiable. We would just ask eachother if the machine is all clear for use. Please no canvas shoes, bulky bags or other awkward, bulky, hard, heavy, clunky, extremely dirty items in washer/dryer. Keep machines clean and also clean the dryer lint screen after each use.

  • Respect personal space, food, belongings and privacy. Knock before entering bedroom, bathroom. Ask permission to use food/kitchen items.

  • If either of us ever invents time travel, we agree our first stop will be this meeting today in precisely 5 seconds. (Sheldon’s idea in The Big Bang Theory).

  • Enjoy similar music, hobbies and interests a plus!
