3 bedroom, 2 bathroom house, looking for 1 person to move in relatively quickly. Room available for rent is the master bedroom/bathroom. Kitchen and living room can be shared, as well as the exercise equipment in the spare bedroom. The house also has a back yard/patio that can be used, even though I currently don’t use it much. I also have a two car garage; there should be room to park as long as we do so carefully. I prefer open and honest communication with prospective renters/tenants, and understand that things don’t always work out, and would rather be told of any situations instead of being left to guess.

Rent is negotiable, particularly if extra work is done around the house, such as cooking and cleaning. I do ask that if discounted rent is negotiated for something like cooking and cleaning, that the cooking and cleaning be worked on each day. If the messes are bad, then an hour of work a day may be needed, or just spending one day a week working on said messes.

A month to month lease would be preferred, at least for the first couple of months to make sure that we can get along before committing to something longer term. A female roommate is preferred, as I will be living here and I have historically had issues living with other guys. Not incredibly interested in a relationship beyond a friendship with open communication and respected boundaries, but I would also like to be more than just a pair of people who live together, especially if favors are going to be asked of me.

I don’t smoke or drink, but am okay with it if you do, so long as all smoking is done outside and neither is done to excess.

I don’t actually use the master bedroom, due to my setup in a spare bedroom being more convenient for my sleeping needs. The carpet and underlying padding in the master bedroom has also just been replaced.

I am okay with pets being brought in, but there may need to be some effort made for socializing them with my cat. Having pets that do not get along with my cat is a deal breaker for me, and my cat tends to get very nervous/skittish around animals that are larger than he is.

Just me and my pet cat, no other roommates. Cat is strictly an indoor cat, and we both sleep in one of the guest bedrooms. I am a male in my mid thirties. I work on computers from home for the time being. I like to cook sometimes, but not very good at cleaning.
