Available 7/1/2025 We have a single-family house in Waltham with a room opening. The house is a 2-story bungalow with 2 full baths (1 up, 1 down), a fairly small galley kitchen, driveway, front and back yard, laundry on site, front porch, large living room, and other amenities. There is also an addition that houses my studio and crafts tools. You would share the downstairs bath with one other roommate. The house is conveniently located near i95, Rte. 2, Lexington, Trapelo Rd., and other major routes. Rent is $500/month for 1-2 nights/week, and 600 for 3-4 nights/week, plus utilities, which generally make the total around $650-700 during non-heating season and a bit more during the winter. This includes Fios high-speed internet, heating oil, and electricity. We have traditionally had an agreement that tenants pay a non-refundable fee of about $400 towards improving the house. THINGS I AM LOOKING FOR IN A ROOMMATE: Required:

1. Verifiable proof of income, and able to provide proof of i.d., and pass a background and credit check
2. Proof of full vaccination
3. Covid-conscious, with an understanding of social distancing, hygiene, etc., especially in common areas
4. Pays rent & bills on time, does assigned chore, and keeps common areas neat and clean
5. No pets, sorry (allergies)
6. No couples or frequent overnight guests
7. No parties, loud music, etc., except by prior arrangement.
8. No smoking inside the house. Ideal:
9. Environmentally conscious (recycles, conscious of water & electricity consumption, etc.). LGBTIA+ friendly and not racist!

I am a middle-aged male, who works in Audio and Video production. I currently WFH about 50%. In my spare time I am mostly engaged with music, art, and game design. The other roommate is a middle-aged male, engineer - very nice and agreeable fellow.
