About the room
We offer two private bedrooms with private baths in a spacious 1600 sq/ft house in the historic section of Tacony in Northeast Philadelphia.
The East bedroom features southern and eastern windows with tree shade, wooden flooring, a walk-in closet, and a quiet in-room HVAC system. The West bedroom features western-facing bow windows, wooden floors, an antique closet, and a quiet in-room HVAC system. Bills are additional as usage may change. Utilities include gas, electricity, water, and internet. The average monthly cost per room is $250.
We are looking for a team player who is clean, helpful, thoughtful, considerate, and empathetic. We are an egalitarian group and welcome everyone within reason. To succeed with us, you should communicate your needs, take the initiative, pay your dues on time, and treat your housemates, neighbors, and owners respectfully.
The house owners have been renting rooms since 2005, with no residence in the house. They believe affordable housing is achieved through small groups sharing housing costs and functioning as a community. The owner acts as an unbiased mediator who manages housing upkeep and offers guidance on leasing.
Our home is in the Tacony neighborhood of Northeast Philadelphia, which is very walkable. The intersection nearest to us is Torresdale & Knorr. We are just a few steps from the Tacony library, the Septa 56 bus, and the Tacony train stop, which is a 10-minute walk away.
The lease commitment is for six months. The lease agreement is a shared living document that serves as an agreement between the renter, fellow renters, and the owner. Changes or modifications to the lease may be requested at any time, as we aim to make it a mutual contract that we all adhere to.
We have a washer & dryer upstairs, a dishwasher, a refrigerator for each tenant, an electric stove, and an oven. Several furnishings are available, and we purchase new assets as needed. Kitchen supplies are provided, the basement space is perfect for activities, and the attic is great for storage.
Recent Improvements:
- In 2024, the bathroom was updated, a second bathroom was added, and the hallway floor was resurfaced. Additionally, lighting and fans were updated.
- In 2023, a mini-split ductless HVAC was installed in the bedrooms, kitchen, and living room.
- In 2022, the primary staircase was replaced, and the foundation was reinforced to mitigate water and wildlife. The electrical panel was also upgraded to 20Amp service.
- In 2021, the floors in the South bedroom were resurfaced.
- In 2020, all carpets were removed except for one bedroom, and blinds were installed on all windows.
- In 2019, a reverse osmosis water filter was installed to protect renters from public water contaminants.
- In 2018, the basement was waterproofed.
- In 2013 and 2011, the windows were replaced.
