ABOUT THE LOCATION Located next to the Panera bread, and is one cross-walk away from the 4th and King St. Caltrain station. The location has a Safeway, Chase and Wells Fargo branches, a bowling alley and multiple bars and restaurants on the same block. The Giants Stadium is a very close walk as well as the rest of the Embarcadero. Panera Bread is connected to apartment, while Subway and Philz coffee shop are each within a 1 block radius. Mission Bay Soccer Field is located 6 blocks away.

Within walking distance to the Mission, Financial District and South Beach. Market Street and the massive Westfield Mall are within walking distance (1.5 miles), along with AMC theaters and museums.

This location is prime for any commuters that need to use the Caltrain, Muni or Bart.

UNIT AMENITIES This unit includes washer and dryer, refrigerator, stove, microwave and kitchen cupboards for storage. The master bedroom has a private bathroom and walk-in closet, unaccessible by the other roommates. There is a second bedroom and living room, but will be rented out for myself and one other person.

Avalon building community is comprised of 3 buildings each with their own gym, each within 1 block of each other. Gyms offer spin classes and also includes indoor basketball court and rock climbing wall (THIS IS INCLUDED WITH LEASE AT NO EXTRA CHARGE). Recreation room including pool table, ping pong, etc… Building I has an extensive workout setup, you can essentially consider this lease to include a gym membership because the facility has practically all the workout machines/free weights you will need. It is located directly across the street from our residence.

The Avalon buildings are clean and feature modern appliances, cabinetry and carpeting.

The shared space rules for this lease are as follows:

  • No pets allowed
  • No indoor smoking
  • No included furniture/silverware/dishes
  • Reasonable Quiet hours after 10pm Sun-Thurs to accommodate all roommates’ work schedules.

RENT AND SECURITY DEPOSIT Master Bedroom - $2100/month Living Room - $1200/month The rent will be paid through the building online payment portal as specified in the lease. Water, gas, electric, internet will be covered by me. Maid two-days a week will be included, covered by me. Can discuss length of leasing agreement, vacant rooms share of rent will be covered by myself until said roommate is replaced.

  • Proof of employment required.
  • First month’s rent, last month’s rent, security deposit equal to one-month rent required prior to move-in.

ABOUT ME My name is Steven, I’m a 25 year old software engineer from the East Coast. I’m all about stress-free living. I essentially work and live in front of screens, and occassionally I’m getting a workout at the gym. Usually down to do any roommate activities, and I’m also completely fine with people who want to do their own thing. I catch the 8:45 Caltrain every morning for work, and I will be enforcing work-night quiet hours to accommodate everyone in the apartment. Roommates can bring guests over, however, they will mostly be confined to your personal areas and the kitchen.
