The Area

• Nice and quiet neighborhood with Pool and tennis courts.
• 5 minutes from Downtown Duluth with shops, bars, restaurants
• 12 minutes off I-85 exit and Sugarloaf Pkwy
• 10 minutes from Gas South Arena
• 30 minutes from Sandy Springs/Buckhead/Midtown area.
• Walking distance from Kroger, LA Fitness, DD and Starbucks.

Looking for tidy and clean roommate who wants a relaxing and quiet place to stay after work.

The Room

• Unfurnished bedroom with space for queen/king size bed. About 200 sqft. Ready to be decorated at your liking.
• Bedroom is in the front portion of the home. (Bedrooms are separated by kitchen and living room providing good privacy).
• Private bathroom shared with occasional guests that might stay over.
• Plenty of space for large dresser, desk and queen size bed if desired.
• Walk in closet with shelving.

The House

• 3-bedroom, 2-bathroom condo on the top floor.
• The condo is a total of 1400 square feet.
• Remodeled and nicely updated recently.
• Individual parking space
• Access to Laundry room
• Access to kitchen appliances, but not utensils or cooking ware (I’ll probably furnish your room with a mini fridge so you can store your things)
• Light cooking (no frying, no cooking with strong spices).

Lease Agreement

• 6 month lease with option to renewal (pending both parties being comfortable with the living situation).
• $500 deposit due upon signing of contract to lock in spot. Refundable once the contract is over.
• $850 per month due the first move-in day.
• No pets allowed.
• No drugs or smoking of any kind.
• No parties.
• Occasional overnight guests up to one night. Need to be quiet at night during the work week.
• Background check at the expense of the applicant.

Minimum Requirements

• $2,400 gross monthly income
• 650 credit score
• No prior evictions
• Clean criminal background
• Must be clean and tidy.

I work from home most days (so need a quiet environment during the day) and I also like to have my family come over for small gatherings every now and then.

I’m a musician (rarely play without earphones) and I like to play softball and golf whenever I have time. I’m currently going to school and I’m heavily invested in my career.
