About the room

The available section of the house is ~300 sqft total and has its own front entrance and back door. It is divided between two areas and a bathroom. The front carpeted space measures 10.8 x 10.8 ft, the back tiled area is 8.3 x 10.8 ft and the bathroom and connecting space fill up the remainder. There is no closet but there are shelves and clothing bars on the wall in the tiled area and comes with a free (optional) 43 inch pop-up wardrobe (pictured). A twin bed and nightstand (as pictured; optional) are also available free of charge. The shared dryer is located in the tiled space which I will need to access, with notification, on occasion. Some of the photos don’t reflect a recently-installed solid-core door.

The house has central heat, new windows, great light and a swamp cooler for the summer. There is plentiful additional storage space available inside the garage. Shared dining/living room and kitchen. Roommate is welcome to use my dishes and there is gobs of cabinet space. I rarely hang out in the TV or the public areas but you are welcome to. Hardwired Ethernet can be arranged and there is wifi.

The house is in a nice quiet neighborhood, has a lighted patio with dining set and large fenced backyard. It’s just a little ways off of 6th, placing you 20 minutes away from downtown Denver or the nearest mountains. Very close to grocery, restaurants, a bus stop, parks and more.

Rent is $640 a month plus 1/2 of utilities (average $100), which includes gigabit internet. Please provide 1 reference and contact information for your most recent landlord as well as 2+ days for me to conduct checks and ask questions. Once approved I will provide a sublease form and ask for the first month’s rent plus a security deposit of $640. Sublease period is a minimum of 4 months but can go all the way through June if desired. I can also arrange a video-call walk-through if you have more questions.

Must follow state-mandated COVID-19 safety procedures in daily life. Monthly net income should be at least 2.5x rent and continue throughout COVID. No smoking or tobacco. 420 outside or in the heated garage. Roommate will be expected to help out with basic house upkeep, like shoveling the drive, mowing the lawn and keeping the place generally clean.
