3bed/1bath farmhouse in stunning rural setting with a charming covered front porch. Lots of trails and open space nearby. Common spaces include dining room, living room, kitchen, mudroom (all first floor), bathroom, office/guestroom (both upstairs) attic, basement, outside yard space.

Choice of two large rooms, the other could be used as shared space or occupied by a third roommate by mutual agreement for reduced rent. Rooms are partially furnished as im recovering from a back injury but happy to help finish outfitting them. Video walk throughs from my move in last year as well as current videos available.

Washer/dryer, gas oven/stove, fridge, drink fridge, air fryer, microwave, small dishwasher, meat smoker, generator. Internet, propane, trash, pest service, septic, maintenance, mail service, mowing, water and air filters, AC window unit, snow removal included. Would be open to splitting a monthly or bimonthly cleaning service.

Electric varies in usage so is the only utility that will be split between all current residents but can be prorated for partial months of occupation

Cons:

• Shared bathroom is small and upstairs with the bedrooms

• Stair are narrow and steeper than modern stairs so please bear that in mind with your own mobility.

• No TV at this time but I am interested in buying a used one (I have a fire stick to share)

• As it’s a historic house (1920s or earlier), closets in bedrooms are small but there is storage in the attic and basement and clothing racks available for the bedrooms

• Rural! 5-10 minutes to a corner store, 10-20 min to gas, 15-20 minutes to grocery store. Lots of farm stands in between and is close to a main road. 10 min to coatesville, 20 minutes to Kennett square, 50-60 minutes yo philly or Wilmington. Road is well and quickly maintained/plowed by township but does have speed bumps (enjoy the views and please drive safe!)

• MUST be dog-friendly, I have two sweet 1 yo neutered male dogs who are very sociable and safe with dogs/cats/visiting adults and children. I have crates for them or they can stay in my room but they do enjoy spending time in the whole house or with the housemates. They only bark if there is something to alert about (deliveries, wildlife, loud abrupt noises), but can be corrected or soothed and will stop. They love to play outside so I can rinse their muddy paws and stay on top of cleaning the floors in the common areas, but I try to keep the furniture covered with washable canvas sheets when not in use.

Please provide information about current employer and length of employment. If you tell me your favorite kind of apple I’ll know you’ve read this far ;) Open to night shift workers.

I am an equestrian who works long hours and is preparing to return to school. I usually come home for a lunch break and to care for the dogs or take them with me for the afternoon. I’ve lived in various countries and shared housemate situations and would love to tell you more about myself as well as learn about you and your interests. In my free time I am generally outside with the dogs or gardening.
